Description

Completed in 2022 Antonine Court is an exclusive, high-end, small development of only five detached homes built with sustainability and efficiency in mind, all completed in sleek contemporary design.

This Detached House is architecturally striking with walls finished in render, zinc, and slate. Windows, and doors, are finished in cool anthracite grey all set beneath a pitched roof in natural slate with the feature of a four panel, triple-glazed, aluminium framed rooflight. The house is highly insulated, energy efficient, and easy to run. It has a Worcester Greenstar 8000 Life combination boiler heating the home via piped underfloor heating throughout the ground floor and through radiators upstairs. Six photovoltaic solar roof panels contribute to reduced energy bills.

• Entrance Hall
• Formal Lounge
• Open plan Kitchen/Dining/Living
• Kitchen by Leicht
• Leicht Utility Room
• Four bedrooms, all doubles
• Bedroom 5 (double) or Playroom/Home Office (2nd floor)
• Bathroom
• Ensuite Shower room
• WC
• Integral single garage with electric door

As clients will see from our floorplans the subjects fall over three floors, most over ground and first. The second-floor room, a large space, offers great flexibility for use either as a bedroom (bed 5) or as a large home office or playroom. The Velux “roof balcony” window system here being an innovative roof solution giving the room more space, daylight, and fresh air.

The design of the house is so appealing and the specification considerably higher than typical – Fairbright Homes and Unit 5 Architects are to be commended for their commitment to quality. The Leicht kitchen and utility cabinets (supplied and lay-out designed by Kitchens International) are superb with integrated appliances by Siemens. Our clients upscaled the worktops and had gorgeous marble style Silestone fitted. Internal doors are white, heavy, contemporary styled and with chunky chrome brassware. Windows are cool and contemporary - finished in low maintenance uPVC they are dark anthracite grey to the exterior and to the interior(downstairs) with white to the interior upstairs. Anthracite grey composite/uPVC double glazed modern designed doors are to front and rear with a wide set of aluminium framed bi-fold doors in the dining kitchen opening to access the property’s south and west facing garden.

To summarise, the accommodation is as follows:

Ground Floor

• Hall - a long entrance hall provides access to all ground floor areas.
• Lounge - a cosy formal room with a bay window arrangement featuring a large main “fixed frame” picture window (to floor level) and tall side window, which opens.
• Family/Dining Room/Kitchen - the heart of the house this is a lovely open-plan space with bi-fold doors to the west and another large” fixed frame” window to the north. A kitchen peninsula unit, with cabinets, defines the kitchen area. The sleek cabinets, by the high-end German manufacturer Leicht, are in a lovely olive grey tone against which are the Silestone worktops and upstands. Inset is a Blanco underset single-bowl sink. Siemens appliances include - induction hob, oven, combination microwave oven, warming drawer, dishwasher, and a tall larder fridge (clients keep their freezer in the garage). Discreet under unit lights cast a calming tone of an evening.
• Utility Room - units again by Leicht and of same design to kitchen. Blanco overmounted stainless steel sink. Double glazed back door.
• WC – two-piece guest suite. Smart patterned floor tile and a concrete style wall tile to half height.
• Garage - has the convenience of a pass door from the entrance hall. Power and light installed. Boiler located here. Garage door is electric, remote controlled.

First Floor

• Accessed via a return flight staircase to a good-sized hall with a deep fitted hall cupboard. Lots of light.
• Bedroom 1 – an excellent main bedroom with a large, fixed frame picture window to the front serviced by an opening uPVC opening panel, all finished off with gorgeous anthracite grey window shutters. Four-robe wide set of wardrobes with sliding doors, contemporary design.
• Ensuite Shower Room - this features an oversized shower enclosure with a powerful thermostatic shower with both deluge and hand shower heads. The whb is a wall hung basin with underdrawer storage. Floor and wall tiles are in grey concrete style. Chrome towel radiator.
• Bedroom 2 - another double with full height opening French door style window to a glass screen/balustrade. Two-robe wide fitted wardrobe.
• Bedroom 3 - double again. Same window arrangement as bedroom 2.
• Bedroom 4 - used as a Home Office and whilst smaller still a double bedroom. Window to front.
• Bathroom - the whb here is set within a wall hung basin with underdrawer storage. Over the bath is another thermostatic shower. Grey concrete style floor and wall tiles again. Chrome towel radiator. All very impressive.

Second Floor
• Another return flight staircase ascends to a top floor landing. This stairwell, and the hall below, is hugely bright by virtue of the four frame, triple-glazed, vaulted aluminium framed rooflight – a real feature.
• Bedroom 5 (Playroom, Home Office) - this is such a bonus space. There for whatever need clients may have. The Velux “roof balcony” system is genius. Three points to access eaves storage.

Antonine Court
The five homes are situated at the cul-de-sac end of Antonine Road in Bearsden's Castlehill district. It borders Bearsden golf course to the south and fields to the west onto which the garden of No 4. backs directly onto. Bearsden’s history is ancient with Roman origins back to AD142 and the Antonine Wall, the line of which lies just to the north of the house. Upon the hilltop just a few hundred yards northwest are the circular wooded remains of the Roman Fort, Castlehill. The naming of the development was easy. The five homes are set around a large central monobloc courtyard in which there is parking provision for visitors.

Garden
The garden is set predominantly to the far side of the house to capture the south and west orientation for sun - ideal. This sizable area is enclosed by fencing, and gated, and lies mainly to grass but with a large stone flagged patio, with matching paths around the house. Grey painted retaining walls strike an impressive feature atop of which are well planted beds with climbers planted along the boundary fencing. The garden is a great spot for enjoying the afternoon and evening sun, and for entertaining, during Spring and Summer. To the rear of house, small grassed area, with rotary airer, and flagstone area large enough for a garden shed and bin storage. The front garden has a double-width block-paved drive and a small area of grass with box hedge side borders.

Situation
The house falls within the catchment for Bearsden Academy (currently ranked No 2. state secondary in Scotland). This is approximately 0.5 mile away next to which is St Nicholas’ Primary. Nearer still, at the foot of Antonine Road, is Castlehill Primary, the local school catchment. There are a couple of well stocked general stores about 0.25 mile away with Bearsden Cross, the heart of the town, some one mile distant where you will find an excellent range of shops, services, restaurants, and cafés. Just south of The Cross is Bearsden’s railway station.

A superbly designed, and built, house affording high quality living.
