Description

£600,000 - £625,000 (Guide price) Artistic, charismatic & full of Edwardian charm. Welcome to 13 Tennyson Avenue; an outstanding 5 bedroom detached home, situated on one of Chesterfield's most desired streets within walking distance of local restaurants, boutiques and independent coffee shops.

Built in the early 1900's, Tennyson Avenue is locally renowned for its large, characterful Edwardian homes, what makes this street extra special is that a lot of the homes still retain many of their original period features and rather than being renovated, have been thoughtfully restored, carefully considering each property's heritage and complimenting those beautiful Edwardian touches with modern luxuries expected in modern day homes.

Beautifully styled throughout and offering a spacious 2500 sqft of accommodation over 3 storeys, the property features 3 reception rooms including the grand formal lounge with log burning stove, a social snug lounge and dining room with double doors leading to the garden. At the heart of the home is a solid oak, bespoke island kitchen with granite worktops and range master, there is ample work-from-home space with a designated ground floor office, spacious bedrooms across floors 2 and 3 and 2 bathrooms including the main bathroom on the first floor and an en-suite shower room on the second floor.

The ground floor comprises; stunning entrance hallway with reclaimed parquet flooring, ground floor WC, designated office space, beautiful bespoke island kitchen painted in Farrow & Ball "off black" with granite worktops, separate utility room, open plan dining room with double doors leading to the garden, social snug lounge with log burning stove and a formal bay fronted lounge with oak flooring and log burning stove.

The first floor comprises; 3 individually styled bedrooms with original feature fireplaces, main bathroom.

The second floor comprises; a further 2 beautifully styled bedrooms, one with a en-suite shower room and walk-in wardrobe.

Owner's Story - I’ve always loved Tennyson Avenue, with its individually designed Edwardian homes and mature trees lining its length. It felt unique, a place with a very particular and special character. Conveniently close to the town centre but somehow remaining separate and calm. It’s been a warm and welcoming place to live with friendly respectful neighbours, who genuinely look out for each other. There is definitely a lovely sort of pride felt by people who live on this avenue. They love their homes.

I clearly remember walking into No.13 for the first time in 2010 with Sandy, whose childhood home it had been since 1967. I got a huge lump in my throat, which was quickly followed by a flood of excitement. I’d not made it past the hall and I was sold. Despite the then neglected appearance of the house, a hole in the roof and a puddle in the hall, it was clearly a home that was loved. It had a lovely calm atmosphere - large windows and good light, well proportioned rooms with high ceilings, a mass of original features, as well as a very overgrown walled garden. Magical. It had loads of character, space and potential and I knew straight away that I wanted to make it my next home.

It took me a year of very hard work and not much sleep to complete the first phase of renovations. I did all the ripping out, stripping back and sanding, before the pro’s came in to rewire, plumb, plaster, etc. Years of paint, varnish and wallpaper removed. In the darkly painted bedroom on the top floor I removed seven layers of wall paper, each from an earlier time, going right the way back to 1909. Turquoise woodwork, Pink ceilings, green woodwork, bright yellow window frames, the history of the house unfolded. A kaleidoscope of colour. Inside several of the cupboards I’ve left some of these original paint colours and wallpapers, as a nod to the house’s history.

Dales & Peaks Forwardmove Please Read - Dales & Peaks is marketing this Property with the benefit of ForwardMove. Dales & Peaks has introduced ForwardMove to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer.

Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.

The pack includes:

Property information form (TA6)
Fixtures and contents form (TA10)
Official Copy of the Register (OC1)
Title Plan (OC2)
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Homescreen / Environmental Search*

(Dales & Peaks has ordered the local, drainage, coal and homescreen / environmental searches; we will add these to the BIP as they become available)

ForwardMove allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.

Additionally, and on behalf of the Seller, Dales & Peaks requests that the successful Buyer enters into a Reservation Agreement and pays the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).

Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).

During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.

The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Dales & Peaks advises potential buyers to seek legal advice before entering into the Reservation Agreement.

If you have any questions about the process or want to know how selling or buying with Dales & Peaks ForwardMove could benefit you, please speak to a member of the Dales & Peaks team.
