Bought by Jess 5 years ago in 2019 and then much improved to make it feel like home, this beautiful split level apartment has been immaculately maintained - only now moving in order to upsize to a family house with her fiance. More from Jess herself below this basic overview.

Jess purchased the property as her first home, as it was super convenient for work (just 950m from Zone 3 Lee Station) yet felt like a lot of bang for its buck - being almost 'house-like' with its bright spaces over two floors.

As the apartment includes the top floor, and having been built in the 70s/80s, the property benefits from loft access (unlike poorly built new builds of today!) and has lots of further storage options with two huge hallway cupboards, a fitted wardrobe (in bedroom 2) and floor space for tons more.

Both double bedrooms are pretty equal in size, which is important if any new owner intends to share or split the living costs with a lodger, and Jess modernised the bathroom, replastered, redecorated plus renewed both the boiler and the electrics when she moved in... which is ideal to save the new owner having to do anything dusty/horrible!

The development has a beautiful central green (as shown on the aerial shot) and boasts oodles of off street residents parking for just £15 per car per year, making it not just convenient for train commuters, but also brilliant for drivers - with quick access to the A2 for the Blackwall Tunnell, Greenwich and the O2 or Bluewater the other way.

If Lee Station isnt convenient for you, Hither Green Station (which is also Zone 3 but a fair amount larger with extra lines coming through it) isn't a great deal further away (still under a mile) and both areas around the stations are beautiful little high streets.

If schools are important, Newstead Pre-School is only 0.2 of a mile / 320 metres door to door (a 4-minute walk according to Google). St. Winifred’s Primary School is equally close, while highly regarded private Colfe’s School is only 0.8 of a mile (1,300 metres door to door).

A 0.9 of a mile walk gets you to Manor Park Gardens which is one my family's favourite parks to visit in South East London, mainly because of its lovely central lake and easy bike circuits around it (for my 7 & 4 year old) - worth a visit if you've never been.

Early viewing is advised to avoid dissapointment!

What features of this property appealed to you when you were buying?
The main thing was the 6 minute walk to the station as I commute Monday to Friday so that was important. The trains go to Cannon Street, Charing Cross, London Bridge and Waterloo East. It is also close to the high street and a short walk to other shops, amenities, pubs and restaurants. The flat also doesn't feel like a flat, as it has its own front door and feels very secure.


Have you made any permanent improvements to the property since you purchased?
1)     Replaced the boiler

2)     Replaced the bathroom
3)     Put in new spotlights (anywhere you see spotlights they are new)
4)     Replaced all of the plug sockets
5)     Several areas were re-plastered
6)     All walls were re-painted

How is the internet speed in the property?
Fibre optic 300mb upload and download on wifi. I think its about as fast as it gets.


What are your average bills like?
Gas and electric are on meters so it varies between summer and winter. In the winter I spend about £10 per week on gas and summer is about £5 per week. Electricity doesn’t vary as much but I would say £20 lasts about 6 weeks in the summer and 4 weeks in the winter. Water is £50 per month.

I’m currently paying about £100 a month on service charge but that’s because they undercharged me for an extended period so I am paying off the difference and im not sure how much it is supposed to be (when I moved in 5 years ago it was only £45 per month).

Parking is £15 per year per permit (you are allowed up to 2 resident permits and 1 reusable guest permit).

Since moving in, what is your favourite thing about living in your home?
It is a really good size for a two bed. I also love the view of the garden from the bedroom windows - super peaceful.

Can you share any knowledge that only a local resident would know?
There is a 'community hub' within the development which sometimes hosts events and activities for children and there are a lot of families here. Sometimes staff from the nursery at the end of the road bring the little kids to play in the play area and occasionally they'll use the outdoor ping pong table but typically it's really quiet. CrossFit blackheath is a 10 minute walk away, as well as a yoga studio and therapy centre... PLUS the Europe famous museum of neo liberalism!

What is your typical commute to work? How long does it take?
The office is in Shoreditch and it takes about 45 minutes to get there by either getting a train and a bus or a train and the tube.

What are the best transport links locally and how long does it take to get to key landmarks?
1) Lee Station (as described above)
2) Hither Green Station is a short walk or bus ride, and Blackheath Station on the bus.
3) Blackheath is a 30 minute walk – it has bars, restaurants and shops as well as regularly hosting a funfair on 'the heath'.
4) Greenwich Park is about an hour walk or you can get a bus from Blackheath. Other popular attractions in Greenwich are the 7 day market, the maritime museum, the cutty sark and the observatory along with lots of restaurants and pubs.

What's your favourite local Café?
We like 'Found Hope' on Hither Green Lane iwhich has a bit of buzz around it, as well as 'Arloe and Moe'. There is also 'Milk' on Manor Lane on the way to Manor Park Gardens, and 'Park Fever' by Hither Green Station is cool too.

How about pubs?
Brockley Brewery's: Hither Green Taproom on the Chiltonian Industrial Estate is a quirky one with a 'Yard Sale' Pizza, 'The Lord Northbrook' is pretty posh, 'Drink at Bobs' on Hither Green Lane is fun, while 'The Station' by Hither Green & 'The Crown' on Burnt Ash Hill both have great food and function space.

What's your favourite local restaurants?
Lucianos (5 minute walk from the flat) is a must visit. The food is brilliant and the service is very friendly. We also sometimes have a Sunday roast at 'The Lord Northbrook' which is really nice.

Best local supermarkets/shops and how long it takes to get there?
Co-Op is the closest (about a 3 min walk) but there is also a big Sainsburys on Lee Green (about a 15 minute walk).
