Description

Exceptional large family home in North Berwick with beautiful private garden.

Description

Cheylesmore is an outstanding B Listed house dating from 1899. It was commissioned as a holiday home for Lady Eaton of London and originally designed as a single villa by George Washington Browne of Edinburgh, a prominent architect of his time. Its distinctive Arts & Crafts exterior includes leaded windows and pretty painted gable woodwork along with a charming verandah with timber balustrade.

The main house and servants’ wing were sympathetically converted into three substantial residences in 2010/2011 by Cheylesmore Property Limited, a collaboration of two prominent developers including Euan Marshall of Square & Crescent. No1 Cheylesmore now offers a delightful blend of modern contemporary living within a period home and retains many of the fine original Jacobean-style features including a splendid broad staircase with a nine leaded pane stone mullioned south-facing window. There are original fireplaces and mantels in all three of the main rooms downstairs and three of the upstairs bedrooms.

The re-development involved a complete overhaul of the building, its services and systems (including new plumbing, wiring, roofing, and central heating system) and today the house benefits from high performance acoustic insulation; CAT 5 cabling in all the downstairs rooms plus the principal bedroom; underfloor heating in all the contemporary bathrooms and secondary glazing for most of the windows. Farrow & Ball paint colours were used for much of the décor and the kitchen units.

The accommodation at No. 1, Cheylesmore extends to over 3,500 square feet, arranged over three floors. The house begins with a useful vestibule which opens into a bright reception hallway. To the left is the stunning dining/sitting room with dual aspect leaded windows and fireplace with log burner. This leads into the family room, another impressive reception space with beautiful painted wall panelling, another wood burning stove and an exquisite arched glazed door which opens out onto the verandah. To the other side of the hall is the dining kitchen which features attractive solid oak painted floor and wall units; a dresser and a central island with double inset sink and integrated dishwasher. There is an American-style fridge freezer with water filter and ice dispenser; a gas hob; and two ovens, one with microwave. There is plenty of room for a dining table for relaxed family dining. The utility room is just off and has fitted cupboards, a clothes pulley, washing machine and condenser tumble drier. All appliances in the kitchen and utility room are by Siemens. Completing the downstairs is a WC with wash basin.

Upstairs the light and airy landing has five bedrooms off, three of which are front facing and enjoy fantastic sea views. The principal bedroom has an original fireplace and en suite bathroom which has a curved freestanding bath and separate shower. Bedroom 2 also has an en suite with walk in shower while a large family bathroom services the other three bedrooms, one of which is currently used as a study.

On the second floor is the generously-sized sixth bedroom from where the substantial floored attic can be accessed.

OUTSIDE
Cheylesmore is accessed via a shared private drive and electric gates. There is off-street parking for up to five cars in front of the house along with a substantial double garage (400 square feet).

The garden extends to just under half an acre. At the rear of the property there is a large and well-established south facing garden with a range of lawns, while the extensive west facing lawn is believed to have been originally created as a croquet lawn. The lawn is protected by a bank of trees including a dramatic Scots pine providing privacy and shelter. The gardens have been beautifully designed and maintained by the sellers and include planted borders and a wonderful range of plants along with several sitting out areas so that the sun can be enjoyed throughout the day. The west facing raised deck is a particularly lovely place to sit and provides spectacular views across the Firth of Forth to the Fife coastline.
