THE PROPERTY

The principal building on the site is Danehurst, a stone built, three storey house (and cellar) which was originally built as a private residence in 1827. Since acquisition of the property in the late 1950s, the charity has significantly extended the principal
building using contemporary materials which now accommodates 58 care beds together with a Chapel.

The former care home has three floors and a cellar, with a self-contained 2 bedroom
apartment on the first floor and separate self-contained staff accommodation/annexe over the ground and first floors, with 43 bedrooms in total and up to 58 residents. There is one substantial commercial kitchen on the ground floor, with
other smaller galley kitchens situated throughout the property and a main living room/lounge on the ground and first floors. The second floor consists of bedrooms only.

St Raphaels is now permanently closed and has not been occupied as a care home since 2019.

St Michaels Cottage is a detached part two-storey, part one-storey property with a small rear garden and with parking to the front for two-three vehicles. St Michaels Cottage has 10 bedrooms, being the previous staff house for the care home.

The bungalow is a 1 bedroom property and has a small garden to the front and rear,and off road parking. The bungalow is let out privately on an Assured Shorthold Tenancy which commenced on 5th September 2020.

THE LAND

The land comprises approximately 50.6 acres of parkland, woodland and agricultural land, and a 1.4 acre walled garden to the north, which is now overgrown with bramble and shrub growth. Just to the south of the walled garden is a substantial pond.

The parkland surrounding St Raphaels comprises some small areas of pasture but predominately natural regenerative mixed woodland extending to approximately 19.08 acres.

The agricultural land comprises approximately 25 acres of pasture and arable land to the south, split into four parcels and approximately 6.52 acres to the north-east comprising two pasture parcels.

The land to the north east is bordered predominately by mature hedgerows with
interspersed tree growth, 4-strand barbed wire fencing on the internal boundary between the two parcels and on the southern boundary. There is a water trough situated within both parcels.

The land to the south is gently undulating with some interspersed tree growth, being
predominately bordered by mature hedgerows, supplementary barbed wire strand fencing in places and traditional estate iron rail fencing in place along the northern boundary/driveway. There is a water trough situated within one of the pasture fields. The land can be accessed via a gateway on the eastern boundary, just off
Lewes Road.

The land is let out on an Agricultural Holding Act tenancy to Messrs F.J., J.W., and G.W., Butler, which commenced on the 5th November 1959.
