There are five double bedrooms, two en suite shower rooms, a family bathroom, a library and a gym on the first floor and a principal bedroom suite on the second floor. There is also a versatile room with a shower room over the detached double garage.

The property is surrounded by open countryside with far reaching views in all directions and has a plot of approximately 1.54 acres of landscaped gardens and grounds, with extensive parking, a natural pond, terraces for entertaining, and a woodland area.

History and Heritage

Snorscomb was once a substantial village referred to in the Domesday book. In 1508 the village was enclosed by the Knightley family of Fawsley and reduced to the mill, a cottage and a farmhouse which are approached via an adopted gated road which is a no through lane serving just the three properties. The mill dates from 1821, was converted to a house approximately 50 years ago and remains unlisted. The vendors have lived in the property for 7 years and have undertaken a comprehensive refurbishment programme as well as extending at the rear with an Orangery. The refurbishment includes a handmade bespoke kitchen, an oak staircase, underfloor heating in the reception rooms, kitchen and annexe, high specification insulation, and a pressurised water system. Period features have been retained while installing modern eco features including a ground source heat pump which extracts energy from the mill stream to heat the house.

About the House cont'd

The property is in a rural setting and yet is only about 14 minutes’ drive from amenities in Daventry and is walking distance from the village of Everdon which has an active community with many activities through the year, and a newly opened community gastro pub.

Ground Floor

The entrance door opens into a hall which has access to the annexe and the plant room, and an oak staircase to the first floor. The plant room has a range of mirrored sliding door cupboards spanning one wall which house all the controls for the heating, electricity and purifying for the water which comes from a bore hole. The room has space left for gym equipment or additional storage as desired. Steps lead down from the hall to an inner hall which has a window to the front, a built-in double coat cupboard, built-in bench seating, and a cloakroom.

Principal Reception Rooms

The sitting room has two windows to the front, an exposed ceiling beam and a feature brick inglenook fireplace housing a log burning stove. A built-in cupboard on one side of the fireplace houses the manifolds for the underfloor heating. Exposed wooden flooring continues through a wide opening into the triple aspect Orangery which has views over the garden and surrounding fields and additional natural light from a roof lantern. The Orangery was added by the vendors and is currently used as a formal dining room with space for a table to seat ten. Bi-fold doors give access to the paved terrace in the garden for outside dining and entertaining.

Other Reception Rooms

The property has a dual aspect study for working from home. On the first floor there is a dual aspect library which has windows to the front and rear, a stone fireplace with an inset log burning fire, and a range of built-in cupboards and bookcases along one wall. There is also a further reception room on the first floor over the annexe. It has dual aspect windows and a feature log burning stove and is currently used as a gym but could be used as a sitting room for a separate suite with the adjoining bedroom and shower room.

Kitchen/Breakfast/Family Room

This triple aspect room measures 33ft. by just under 17ft. The bespoke kitchen is by Grand Union Designs and has a comprehensive range of full height, wall and base units including pan drawers and a double larder cupboard with work surfaces incorporating a double butler sink. Self-Contained Annexe

The annexe can be accessed from the hall but can also be accessed via doors from the drive into the kitchen/breakfast room. The door from the hall leads into a dual aspect sitting room which has a picture window with views to the front, built-in cupboards, exposed wood flooring and space for a dining table and chairs as well as seating. The kitchen has doors and windows to the drive and a door and windows to a sheltered paved courtyard garden at the rear. The kitchen is fitted with a range of full height, wall and base units, a stainless steel sink and drainer, an electric Bosch oven and Belling hob, and a breakfast bar. There is space for a fridge/freezer and for two other appliances under the work surface. The bedroom is dual aspect with a picture window with views to the front and has an en suite shower room. The annexe has underfloor heating throughout.

Principal Bedroom Suite

The principal bedroom suite is accessed via stairs from the library, and occupies the whole of the second floor. The bedroom measures 17 ft. by 16 ft. and has a vaulted ceiling with exposed A frames, dual aspect windows and glazed sliding doors leading to a balcony with views over the surrounding countryside. The suite also has a walk-in dressing room which is fitted with a comprehensive range of hanging space, shelves and drawers, and a bathroom with a freestanding bath, a separate shower cubicle with rainwater and standard shower heads, a concealed cistern WC, a bidet, and twin washbasins set into vanity storage.

First Floor Bedrooms and Bathrooms

The stairs from the hall lead to a dual aspect landing with access to the gym on one side, which has an adjoining bedroom and shower room and could be used as a separate suite for extended family or a teenager. At the other end of the landing an opening leads to an inner landing which has dual aspect windows, several built-in cupboards and access, via a hatch with a pull down ladder, to a boarded loft space. There are four further double bedrooms on the first floor. Bedroom two is under the principal bedroom and also has dual aspect windows, glazed doors to a balcony, and a walk- in wardrobe, and has an en suite shower room. One of the bedrooms has a window overlooking the rear garden, a built-in wardrobe, and an en suite shower room. The other two bedrooms both have windows overlooking the front of the property and share a family bathroom with a freestanding bath, a separate shower cubicle, a WC and a vanity washbasin with drawer storage.

Outbuildings

There is a detached timber double garage at the front with two sets of timber doors. At the side there is log storage under a staircase which leads to a versatile vaulted room with adjoining shower room above the garage. There is eaves storage, wooden flooring and two Velux windows and a gable end window providing plenty of natural light so it would be suitable for use as a studio, or it could be used as an additional bedroom suite, or as a detached home office. There are also two sheds in the garden, one timber and one brick built, and both with power connected.

Gardens and Grounds

The property is accessed via a gated no through road which serves just three properties and is surrounded by open countryside. The property has a plot of approximately 1.54 acres accessed via a five bar gate to a gravel drive with space to park several cars in addition to the double garage. There is electricity by the gate to install electric gates if desired. A low brick wall separates the drive from an Indian sandstone paved terrace in front of the house, which continues right around the property, with areas for outside dining and entertaining outside the family room and Orangery doors. The garden is private with mature trees providing screening, and has been landscaped by the vendors to create separate areas which are linked by gravel paths and feature bridges over the natural pond which is large enough for swimming and has a timber jetty extending into the water.

Gardens cont'd

A former swimming pool has been converted into a paved sunken garden, and there is also a decked terrace, overlooking the mill stream, which has space for seating to enjoy the views over the surrounding fields. The rest of the landscaped area is tiered lawns with established flower borders, and there is also a wooded area with mature trees including Ash, Oak, Rowan and Birch. The woodland has wild flowers and is a haven for wildlife including deer and foxes.
