On the top floor is the third double bedroom, which is a large, bright loft conversion. It feels very private in that it doesn’t oppose another house at the rear, and the skylights at the front are elevated. Owing to the skylights facing southeast, it gets fabulous light making it a lovely place to be first thing in the morning. There is scope to raise the roof line here and also extend over the rear part of the house (where the bathroom is) to add another bathroom, subject, of course, to planning.

The garden is lined with Indian flagstones, making it very easy to maintain; they also give a nice variation of colours and are easy to clean with a pressure washer. Whilst north-facing, the surrounding buildings are not tall, so during the summer the garden will get the southern sun during the day and the western sun into the evening.

Location-wise, the house is half a mile to Sydenham Station, and 0.8 mi to Lower Sydenham. It’s also close to many open green spaces and parks. Bell Green retail park is also very easily accessed, which is useful for its large Sainsbury’s supermarket and other shops in the retail park.

There are dance & ballet schools nearby, as well as jujitsu and gyms. Beckenham is really close by, and there’s five-a-side football and a large soft-play centre within easy reach; it’s a great location for active families as there is just so much to do locally. The local parks are hugely popular and include Cator Park, Home Park & Alexandra Rec, with plenty of space to tire out the kids and walk the dogs! There’s also  Waterlink Way, which is an 8-mile-long cycle and pedestrian path linking Sydenham to the Thames, offering an attractive route via parkland and the three main towns of Catford, Lewisham & Deptford. 

The local schools and nurseries are also sought after; in fact, there are three Ofsted “good” rated schools in very close proximity, including Haseltine Primary, Our Lady & St Philip Neri and St Michael’s. The Harris Academy Kent House is also nearby and has been Ofsted rated “outstanding” for the last six years.
