King Street workshops are within the old Workhouse complex, that includes Nidderdale Museum, at Pateley Bridge.

The workshops bring together a group of artists, makers and designers working as individual businesses, producing exclusive pieces, in a variety of materials including clay, precious metals, stone, textiles and wood.

Ideally we would like to find an arts/craft type occupier for the unit, that will help to continue to attract people to the site.

Unit 11 comprises a modern single storey workshop that extends to around 180 sq ft.

The asking rent is £3,250 per annum. The rent isn't currently elected for VAT.

Generally the units tend to be let on 3 or 5 year leases, or longer if preferred. The lease would be outside the security of tenure provisions of the Landlord and Tenant Act.

A rental deposit of £975 would be required.

The tenant would be responsible for Business Rates but may be able to claim Small Business Rate Relief. We understand that the current rateable value is £2,550.

The Tenant is responsible for internal repairs, decoration and the maintenance of the landlord's fixtures and fittings within the premises. The tenant is also responsible for maintenance of the doors and windows.

The ingoing tenant would be required to make a contribution of £250 plus VAT towards the landlord's Legal costs for setting up the agreement.
