Description

A beautifully presented apartment with three bedrooms, two bathrooms and two balconies with panoramic sea views to the east and west.

Courcels stands on a commanding cliff-top location on the edge of Kemp Town with easy access to Kemp Town Village, the Marina and all of the new attractions on the seafront including the Sea Lanes and its selection of playgrounds, volley courts and coffee shops.

The apartment is on the second floor of this purpose-built block, accessed by lift or stairs. The front door leads us into the entrance hall, with cupboards to the left that provide ample storage space. Underfoot is a new carpet that runs throughout the apartment. There is an intercom system and a brand-new, high-end electric heater on the wall.

The first room we walk into is one of three generously sized bedrooms. It has two double-glazed windows with exceptional views over the French apartments' gardens to the sea. There is another electric heater and a built-in wardrobe with storage above. There is more than enough space in the room for a double bed and further furniture.

Next is the spacious lounge. Here, we find larger double-glazed windows with the same lovely far-reaching views and an electric heater on the wall. We can also access the enclosed balcony, with a glazed door leading to it. The balcony gives the lounge the luxury of extra outside space in the summer, which can be closed up during the winter to still enjoy the same views.

Coming back into the lounge and then into the hallway, we turn left where we find the kitchen. It is finished to a very high standard with a range of wall and base units, part-tiled walls and tiled flooring. The worktops are white laminate and the kitchen is equipped with a Smeg hob, a Siemens oven, an integrated fridge/freezer, an integrated double waste bin and a new dishwasher. There is a stainless-steel sink and an integrated microwave. The large window overlooks the enclosed balcony and beyond.

The next bedroom, also of exceptional size, has access to the enclosed balcony, which can be kept open in the summer months to keep the fresh air coming in. There is an electric heater fitted to the wall. With its floor to ceiling windows this room could alternatively be used as a dining room or study.

The bathroom next door is beautifully covered with ceramic tiles to the walls and floor. The full-size bath is equipped with console taps, over-head shower and a glass splash screen.

There is a combined low-level WC and hand basin unit with storage below, an illuminated and heated mirror and a chrome-plated towel rail.

Next, we enter the principal bedroom. This generously sized room has fitted wardrobes with storage above and comes with access to yet another enclosed balcony. The windows are double-glazed and offer far-reaching sea views all the way to the Marina and beyond. The principal bedroom also has an electric heater. The private en-suite is fully tiled with vinyl flooring underfoot. Here, we find a large walk-in shower, a low-level WC, a good size floor-mounted hand basin with a great deal of storage below, an illuminated and heated mirror and a chrome-plated towel rail. There is also plenty of space, and plumbing, for a washing machine.
