We are delighted to offer for sale The Old Mill House one of the oldest buildings in the village of Angmering this cottage dates back to 1642 and comes with paperwork to validate.  It was the original Mill House to Angmering village and is steeped in history. The front door lock even has the original key, and is a delightful example of the heritage from this beautifully preserved property.

A newly installed greenhouse and potting area has been added recently.  There are also side access gates for guests and visitors to the lodge making it an excellent holiday guest lodge.

The cottage presents with a superb flint and brick front, wood, a walled front garden offering space for plants and pots, there is a cobbled path leading to side gates providing access to the garden lodge house. 

As you enter into the hall area you are immediately immersed in history with an ‘Earth Floor’, according to Heritage which is a very old brick floor, beautiful and worn.  With exposed beams, traditional stone floors, and original front door key this cottage really does embody a timeless history and once inside, you close the door to peace and tranquillity knowing you have plenty of villages, country estates and beautiful historic towns to explore on your doorstep, what’s not to love!

The living/dining room is characterful and inviting with a brick fireplace, exposed beams, lead light windows and plenty of space for a large family dining table, adjacent is the newly refurbished 'scullery' which with approval from English Heritage, has been renovated with a glass ceiling exposing original roofing, careful placement of sister beams and lighting giving wonderful views of the original flint wall from within.

Just off the kitchen and living room is a newly constructed garden room complete with glass lantern and flat roof, this gives another superb space with garden views and feature french doors opening out onto the lower garden patio and fabulous South East facing garden beyond.

The traditional cottage kitchen has generous quartz worktops, plentiful wooden cabinetry and quality integrated appliances. There are alcove shelves opposite the kitchen for additional pantry storage. The current owners have undertaken a ‘camera inspection’ to the rear of the fireplace in the lounge,  it is believed from that report that there is the original ‘oven housing’ behind the current fireplace.  Exposing this would create the original inglenook.  Although it was hard to uncover more as there is another fireplace behind the current.  A project for the next owners perhaps to uncover more of the history of this beautiful ‘400’ year old cottage.

The ground floor flows easily from living/dining room, garden family room through kitchen and downstairs w/c round to the hall area.

Also to the downstairs is a newly fitted downstairs bathroom with free standing bath, wc and charming copper sink.

Moving to the upstairs there are three bedrooms and a newly reburbished modern shower room with heated towel rails for fluffy warm towels.

Newly insulated and soundproof upstairs flooring has been fitted as well as new carpets and the property has been completely rewired with new fuse boards and a separate system to feed power to all the outbuildings.

The extensive garden is South East facing with plenty of places to sit and relax whatever the weather. The garden bar and cabana are of wood construction with power and light with built in barbeque and wood burner. There are spaces for fridges and a pizza oven. 

For guests or holiday stays there is a guest lodge accommodation comprising of double bedroom, kitchenette with lounge area, and a superb walk in shower room. There is wifi to the lodge and power, heat and light. Side access to the lodge for visitors is through two secure gates to the side of the property.

A key feature of the garden is the office/studio to the lower end of the garden with power, heat and light and plenty of space for a gym/at studio or business office.

The wood workshop with wood storage area is at the rear of the garden and has power and light with stone flooring.

With such extensive features this cottage really has to be viewed to appreciate it's flexible and homely living space.

Location 

The Cottage is excellently placed to access the A24 to Arundel (around 15, approximately 4.5 miles), with its plethora of shops, cafes and of course castle and cathedral.

The village of Rustington is s short drive away and it is possible to walk, with its abundance of eateries.  We have two main supermarkets very accessible, along with a variety of other outlets at the ‘retail park’.

There is a bus route conveniently located across the road from the cottage with the beautiful centre of Angmering within a 5 minute stroll, housing Public Houses, Bars, Restaurants, Butchers and Doctors Surgery and Chemist.

Mention must be made to the surrounding villages of East Preston and Ferring offering an abundance of Delicatessens, Cafes and Bakeries and are all well within a very easy drive or bus journey.  The Angmering Train Station is a short walk away, and accesses London Victoria within an hour and 45 minutes and Brighton within 30 minutes.  

It is possible to walk to the Beach via East Preston, walking leisurely in around 40 minutes.  Littlehampton with its ‘Children’s Harbour Park Amusement Arcade’ located on the beach front is a 10 minute drive.  

The location of ‘The Old Mill House’, is idyllic and offers the new owners access to some amazing villages on the South Coast, not forgetting the beautiful Angmering Estate, nestled at the foot of the South Downs National Park.
