Description

A beautifully presented and well proportioned modern detached home with three double bedrooms, two reception rooms and garden to the rear. This excellent family home sits on a popular development on Manchester Road and boasts an array of quality fittings including the kitchen and bathrooms; provides ample living accommodation with a part conversion of the garage, creating an additional reception room ideal as a play room, snug or even home office. Built in 2018, this home benefits from the remainder of the 10 year NHBC Certificate to give the new owner peace of mind.
The property is located in a convenient location, handy for access into the town centre and secondary school, and yet close by to nearby countryside with footpaths taking you up to Eccles Pike and over the golf course to the rear.

In a little more detail, the accommodation on offer comprises an entrance hall opening into the lounge with double glazed window to the front and doorway into the second reception room, currently a play room which has a door through to the garage storage space. The kitchen diner has a range of quality fitted wall and base units in gloss white with fitted appliances including a fridge freezer, dishwasher and electric oven with gas hob and extractor hood above. There is plenty of space for a dining table, double glazed doors opening onto the garden and access to the utility room with downstairs WC off.
The first floor houses the master bedroom with bank of fitted wardrobes, double glazed window to the front and ensuite shower room complete with WC, wash basin and shower cubicle with glass enclosure. Bedrooms two and three both look out to the rear and are served by the family bathroom comprising WC, wash basin and bath with shower above and glass screen.
Externally there is off road parking to the front on the driveway which provides access to the front door and garage storage space. Please note that the second reception room has been created in part of the garage so this does not provide space to park a car currently. The rear garden has a paved patio seating area leading on to the garden which is mainly laid to lawn and enclosed by timber fencing and stone walling.
LOCATION
Chapel-en-le-Frith, known as 'The Capital of the Peak' nestles in an upland valley in the High Peak and is surrounded by dramatic landscape of gritstone ridges and shapely hills. The town takes its name from a small chapel built in 1225 by the keepers of the Royal Forest that is now the Church of St Thomas Becket, where 1,500 Scottish soldiers were imprisoned during the Civil War. The historic town centre also features a traditional marketplace which still has its original renowned stocks which the local cafe takes its name. A common phrase you here many resident say is "We are so lucky to live here" even after living in the town for decades. That is further, solid evidence, if ever it was needed that Chapel-en-le-Frith and its surrounding towns and villages are an excellent place to set up home.
