Description

Offering grand proportions, a gorgeous colour scheme, and top-notch location, this terraced home in Tufnell Park enchants and delights.

Brickworks Says - Featuring an elegant palette of earthy pinks, greens, and blues, this handsome three-bedroom house on a popular street in Tufnell Park combines the best of old and new. Intricate cornicing, stripped floorboards and feature fireplaces form the ideal backdrop for contemporary touches such as joinery and lighting.

From the front door, an unbroken sightline takes you to the garden at the back and up to the first-floor landing, creating a wonderful sense of flow and space. The grand living room leads seamlessly into the dining room, connected via original floorboards and the same warm terracotta on the walls. But it's the ornate plaster cornicing that steals the show and brings it all together.

Back in the hall, steps lead down to the kitchen-diner with French doors opening out to the mature and thoughtfully designed garden, complete with a patio for outside dining, a lawn surrounded by shrubs and trees, and a veranda with climbers, offering dappled shade in the summer. There's also a handy (and pretty) downstairs WC and a basement, providing storage space.

There's a double bedroom and bathroom on the lower split landing above, with stairs leading up to the main bedroom suite. This elegant space feels warm and inviting, with bespoke wardrobes leading through to the en-suite bathroom with masses of storage and a luxurious shower. Climb to the top of the house and discover the charming third bedroom with built-in wardrobes, eaves storage and a gorgeous office nook framed by a pretty window with an almost ecclesiastical feel.

With an Ofsted outstanding primary school around the corner, several tube stations and bus routes nearby and a host of top-notch coffee shops, restaurants and pubs on your doorstep, it's no wonder why Yerbury Road is such a coveted spot to call home.

The Owners Say - Yerbury Road is in the conservation area of Tavistock and Mercers Road. It has excellent state and private senior schools nearby, including Yerbury Primary School (less than a five-minute walk). It's a lovely, quiet residential area close to the conveniences of Holloway Road and Tufnell Park, which has a stable and supportive community spirit with many neighbours living in the area for over 20 years.

For the fitness fans, there's a gym five minutes away and a boot camp in Tufnell Park Fields, plus it's only a 20-25 minute walk to Hampstead Heath and the Lido, Waterlow Park and Highgate. If you're after something closer, it's a short stroll to dog-friendly Whittington Park, which has a great Astro football pitch and a Stay & Play for young children. The transport links are excellent, with buses from Holloway Road going direct to Kings Cross, Islington and Barnet.

The house has wonderful proportions, high ceilings, and gorgeous natural light in every room. We were won over by the original architectural details like the bannisters, mouldings, doors, fireplaces, floorboards, and the lovely sheltered garden. We've particularly appreciated the large family kitchen, having great neighbours, and our local favourite, the Tufnell Park Tavern.

Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating B.

Council Tax:
The property falls into Band G (£2414.81 in 2023/24) in the borough of Islington.

Utilities:
Current (approx) monthly costs: Electricity £144, gas £144 and water £38. These figures naturally change seasonally during the year.

Recent work:
Freshly painted walls throughout, new carpets and new bathroom tiles. The en-suite bathroom was created off the main bedroom to form a suite, and the garden was landscaped. The boiler is new, as well as the radiators and the Banham locks and alarm system.

Getting around:
Upper Holloway is the closest station on the newly named Suffragette Line (Overground), going from Gospel Oak (perfect for Hampstead Heath visits) and heading east to Barking. There's a choice of tubes to pick from, including the Northern Line at Tufnell Park, the Picadilly Line at Holloway Road, and several good bus routes heading into town via Angel or Camden.

Schools:
The excellent Yerbury Primary School is just around the corner, while The Bridge School is a very popular secondary school and only a 15-minute walk away.

Onwards plans:
The house is being sold chain-free.

Anything else:
Locally, it's a well-known fact that despite its name, Tufnell Park isn't home to any parks. However, fear not; there are several glorious green spaces nearby, including Hampstead Heath, Parliament Hill and Waterlow Park.
