Description

This lovely one bedroom apartment in Victoria Park with a delightful courtyard garden has been renovated with style. Located on the lower ground floor of a Victorian terraced property, it’s just moments from Mabley Green, close to Homerton station and Victoria Park, and within easy walking distance of the shops and eateries in Chatsworth Road, central Hackney, and Victoria Park village.

IF YOU LIVED HERE...

You’d love the place from minute you step through the front door into the hallway with its beautiful herringbone wood floor and illustrated leafy wallpaper. The main living room is equally impressive, with elegant period proportions including a large bay window with views of the gravelled front courtyard and tree-lined street. Traditional features including a ceiling rose and cornicing, a stripped wood door, and a cast-iron fireplace compete with ornate tiling, sit alongside bespoke built alcove shelves and cupboards and a wood floor. Measuring approximately 13ft by 11 ft, there’s plenty of space for sofas so it’s ideal for relaxation or entertaining.

The 19ft long kitchen/diner is a fabulous space with a welcoming ambience making it a great place for prep, cooking, drinks, or dining. It’s flooded with light from a window with views of the garden and a lovely wooden glazed door that opens onto the garden. The floor and splashback are tiled, and the Shaker-style cabinets have a solid wood worktop and a large Butler sink. There’s plenty of room for a dining table, and there are wall cabinets and shelves for display and storage. The door that opens into the garden is sheltered by the external stair above so can opened in all seasons to create a continuous indoor/outdoor space.

The double bedroom has a wood floor, a central chimney breast with a decorative tiled opening, and a large sash window with garden views. The bathroom also has a window onto the garden (great for natural light and ventilation) and is fitted with a bath with a mixer shower, a washbasin console with storage, a WC, and a traditional-style heated towel rail.

At the front of the property there’s a small courtyard garden and an outdoor store. The 27ft south-facing rear garden wraps around the apartment, with a planted border pavers set into gravel and in the side return section leading to a paved courtyard with a lush green backdrop of climbers and mature trees.

WHAT ELSE?

- The property is within easy walking distance of the many shopping, eating/drinking, and leisure and entertainment options in this popular part of Hackney, including the independent shops and weekly markets in nearby Chatsworth Road and Victoria Park. A WORD FROM THE OWNER...

"We love the original features of the property, it still feels like a period property with the fireplace in the lounge, the butlers sink and the parquet flooring. We've enjoyed doing up the house and making it our own, particularly the dining area at the back of the kitchen that doubles up as my WFH space.

My courtyard garden is a great private space where we can enjoy the sun and read, its
like an extra room in the summer time. The rooms are all really good sizes and comfortable for two people, you don't feel on top of each other! We love being so close to Victoria park and Chatsworth Road - all the great independents and the food markets as well as being close to nature."
