Description

This pretty two-bedroom, mid-terrace house is situated on Moselle Avenue in Wood Green. Subject to a sensitive refurbishment by the current owner, it has been subtly updated to establish beautifully fresh interiors. The Tour

The tree-lined Moselle Avenue is within the Noel Park Conservation Area, which was planned and developed by the Artisans, Labourers and General Dwellings Company between 1881 and 1913. It is made up of a collection of streets comprising red brick homes designed to house the families of workers and artisans in cottage-style dwellings.

The traditional façade of this house belies the interiors, which have been sensitively modernised by the current owner. It is adorned with black wrought iron planter holders on first-floor window sills and a playful mustard yellow front door that opens into an entrance lobby laid with quarry tiles.

At the front of the plan is the living room, where original floorboards have been lovingly restored and timber shutters grace the sash windows. An original fire grate forms a focal point and rests on a hearth of burgundy and cream ceramic tiles. There are open shelves to each alcove and simple cornicing around the ceiling.

The kitchen sits at the back of the plan with an L-shaped micro-cement countertop that houses a steel sink and a Lamona gas hob with an oven below. There is deep blue cabinetry throughout, as well as space for a dining table. A glass door to the rear opens out onto the garden. Walls to teh ground floor are finished in Slipper Satin paint by Farrow and Ball.

A smart bathroom completes the ground-floor plan. Laid with ceramic floor tiles in blue, there is a walk-in shower behind a slender framed glass screen. A large central electric roof light casts natural light over the space, and sandy-coloured tiles line the shower, sink and walls. There is a floating sink, with sanitary ware and a towel radiator in black.

There are two double bedrooms on the first floor. The main bedroom is to the front, where the original timber floorboards continue and walls are painted 'School House White' by Farrow and Ball. A sash window has timber shutters and there are in-built wardrobes to each alcove. The second bedroom, currently used as a peaceful study, has walls painted in 'Skimming Stone' by Farrow and Ball as well as another shuttered window.

Outdoor Space

The rear garden extends from the kitchen and is laid with balau hardwood decking. There is plenty of space for lounge seating, al fresco dining and potted plantings. It's bounded by a rendered wall to one side and lateral slat fencing to the other, with two steps up to the main section of the garden where a Chinese wisteria climbs along the rear wall.

The Area

Moselle Avenue lies in the Noel Park Conservation Area. Wood Green, Turnpike Lane and Alexandra Palace, with its 196 acres of parkland, are all within easy reach. Wood Green’s thriving local community offers a range of amenities, including the independent Bean and Brew coffee shop, the co-operative-run All Good Bookshop, and well regarded pub The Prince. Green Lanes is close by, where there is an abundance of Turkish restaurants and supermarkets, the Harringay Local Store, The Salisbury Pub and The Dusty Knuckle bakery.

In Wood Green is Tottex, a co-working space for people in the textile industry, while nearby chic hotel Green Rooms is run as a social enterprise, offering preferential rates for artists, with a great Japanese restaurant downstairs as well as a gallery.

There are several excellent schools in the area, including Coleridge Primary School rated by Ofsted as "Outstanding" as well as St Michaels CofE, Harris Primary, and St Paul’s Catholic Primary. Nearby Hornsey School for Girls, Highgate Wood, and Mossbourne Academy are all well-regarded. In nearby Highgate are Channing School for Girls and Highgate School, one of the UK’s leading co-educational independent schools.

Moselle Avenue has excellent transport links, with access to the Piccadilly Line from Wood Green Station (Zone Three) which is three mintes walk from the house and the National Rail from Alexandra Palace Station which reaches King’s Cross in 12 minutes and Moorgate in just over 20 minutes. Soho is accessible in under 30 minutes.
