Description

"Our house in St Pauls felt like home from the moment we moved in, with it’s beautiful Edwardian features, friendly neighbours and brilliant location. You are never short of amazing places to eat with the infamous Glen's Kitchen, Farro and Bianci’s nearby. A lot of love has gone into updating our house from top to bottom. It's a great home for entertaining friends and family with its spacious rooms and suntrap garden. Our house has grown with us; dinner parties in the large dining room, BBQs in the garden and late nights in nearby bars. To starting our family; St Pauls Nursery (outstanding Ofsted), St Werburghs Farm and green parks all close by."

Grosvenor Road is a residential street located in St Pauls, within easy reach of the ever-popular eateries and restaurants of Cheltenham Road and Gloucester Road, such as The Bristolian and The Crafty Egg, as well as the smaller high streets such as Picton Street in Montpelier and Mina Road in St Werburghs, which offer their own selection of popular independent bars and attractions. For commuters, the home is extremely well placed for a short walk or cycle into Bristol City Centre or Cabot Circus. Buses run frequently up and down the A38 and train transport is available across the city via nearby Montpelier and Stapleton Road train stations. For those looking for access to green space, there is St Agnes Park within a short walk.

A tastefully designed and well-presented period home which has been meticulously refurbished by the departing sellers, boasting a contemporary kitchen and plush bathroom suite. Entrance is into a large hallway, where the ceiling heights and feeling of space immediately grab your attention. On the initial left is the formal reception room, featuring an elegant window frame, chimney breasts, cornicing and an understairs storage cupboard. Adjacent is the formal dining area, mirroring the front reception room in regards to features, but decorated in a neutral colouring helping to brighten the room. Progressing through the floorplan, you find the kitchen, with matching wall and base units and plenty of counter space. At the back of the kitchen is the utility/laundry area and separate W.C. The garden is of easy maintenance and consists of a large patio area, ideal for entertaining in the summer months. The plot faces in a north-westerly direction, capturing a good amount of sunlight in the day to early evening. Progressing to the first floor, you will find the primary bedroom spanning the width of the property, and benefitting from multiple window frames to maximise the natural light, especially in the morning due to the direction the front faces. Bedroom two looks upon the rear garden, and is great in stature and well-presented. The interior is then completed by the substantial four piece bathroom suite, with bold feature wall and immaculate finish. A further benefit of the home is the basement below the ground floor, allowing for plenty of storage space, and potential to excavate and make useable if desired.
