Description

THE PROPERTY.
The property itself was built in 1979 and is of traditional construction with stone elevations under a slated roof. It was thoughtfully designed and is of impressive proportions with some delightful exterior features such as the high gables with deep barge boards, tall chimney stack and attractive canopied entrance porch. It was also designed in a way to make the very most of its glorious setting with all the principal rooms taking advantage of the exceptional country outlook.

Summercroft has beautifully presented accommodation which has been the subject of a comprehensive and continual programme of improvement over the 25 years of the current owner’s stewardship. This has resulted in the very well-appointed home we find today which is highly efficient for a property of its type having recently been switched to air source heating, as well as having a high degree of insulation and double-glazed windows and doors. Worthy of particular mention is the large sitting room which has an impressive stone fireplace and a wood burner, and the huge principal bedroom which also offers a walk-in wardrobe and an en-suite shower room.

GARDENS & GROUNDS.
Undoubtedly one of Summercroft’s main features is its simply stunning garden which has been thoughtfully planted to create the most apt setting. It is beautifully established with a fine array of colourful shrubs and specimen trees and has all the elements of a traditional ‘cottage’ garden, with the glorious backdrop of the countryside and hills beyond.

The property sits tucked away in its plot and is approached over a long driveway which swings around to the side of the house where there is ample parking. Adject to this is a good range of outbuildings which were the former farm buildings and now comprise a large double garage, gardeners WC, two large stores and a wood store. To the other side of the driveway is a further implement store and a greenhouse. There is also a pedestrian access gate onto the village street.

Beyond the driveway is an established orchard and a high beech hedge leading through to a lawned garden and a productive kitchen garden. To the east side is a concrete yard which is screened by high yew hedging and this is where the air-source heat pump sits. The majority of the garden lies to the front and is in the main laid to lawn and interspersed with profusely stock shrub beds. There is a sunny terrace which takes advantage of the southerly views over the paddock to the countryside beyond. This paddock also benefits from an access gate further down the lane.

SITUATION
Summercroft comprises a particularly attractive detached residence which is located in a glorious setting in the highly desirable village of Farway. The property has direct access to some of the county’s most attractive rolling countryside within the East Devon National Landscape and there are stunning walks close at hand over a myriad of footpaths which meander through the fields and woodland. Although semi-rural, Summercroft is within a short drive of the busy market town of town of Honiton with its main line railway station (to London Waterloo) and the stunning World Heritage Jurassic Coast.

Farway is a small, scattered village with a strong community and has a primary school, village hall and ancient Church of St Michael and All Angels. It is situated in the beautiful Farway Valley and is within about 4 miles of Honiton which has an excellent range of shops, bank, schools, hospital and sports centre/swimming pool. The desirable town of Colyton lies about 5 miles to the east and offers a range of amenities including many independent shops, Eateries, public houses, and Colyton Grammar School, one of England's top mixed state schools.

The Cathedral City of Exeter lies some 21 miles to the west with an excellent shopping centre, theatres, cinemas, main line express rail link to London Paddington, M5 access and international airport. Sidmouth, East Devon's premier coastal resort is some 10 miles distant and is well known for its Gothic Regency architecture. It has a long esplanade, wide pebble (sand at low tide) beaches and stunning walks along the Southwest Coastal Path.

DIRECTIONS
From the centre of the High Street in Honiton take the turning off the High Street by Lloyds bank into New Street. Continue to the top of the hill and at the roundabout take a left and then an immediate right. At the golf course, turn right signposted to Farway and Seaton and continue along this road for approximately 1.5 miles until you come to the turning to Farway on the left into Money Acre Road. Follow this road for approximately 1 mile, passing the primary school on the right and take the next right hand turning. The driveway to Summercroft will be found after a short distance on your left.
