Description

UNDER OFFER AT CLOSING

This wonderful one-bedroom traditional historic cottage dates back to 1798 and is positioned on Hillfoot Rd, one of Dollar’s most recognisable streets. The centre of the village is a short stroll from the cottage where a wonderful run of cafes and restaurants lie on the High Street.

Rare to the market, the clean solid stone façade is a distinctive presence, very sympathetic to the homes 18th century origins.

An area to the front provides off-street parking for one car and the private sun-drenched rear gardens offer glorious areas of natural grasses, various seating areas and breathtaking outlooks towards the Ochil Hills and established woodland, all surrounded by stone walls. A garden firepit extends summer nights creating a cosy atmosphere outside. Additional parking is available for guests via a public car park, a short 20 meters stroll from the cottage.

Internally, the home includes: Entrance Hall, Lounge, Dining Room, Bedroom, Inner
Hall, Kitchen, Bathroom and Sun Room.

The dining and living spaces are arranged on an open plan basis, producing a naturally sociable flow and dispersing an excellent quality of natural light. An additional reception room has been added to the side of the building in the way of a sun room with exit point to the gardens. From here, there are some lovely outlooks over the garden and a glimpse of Castle Campbell can be seen in the distance.

A couple of steps connect to a hallway at the rear with an exit point to the gardens. Off the hallway is a recently renovated three-piece bathroom suite and a fitted kitchen where a gas hob and oven are integrated and a new extractor fan has been fitted.

The bedroom is a great size, positioned to the front of the plan where a window allows light to penetrate the floor area. It’s a wonderfully quiet and restful sleeping area, decorated in calm and neutral colours.

Dollar is a village nestling in a fold of the Ochil Hills on the northern bank of the River Devon, east of Stirling. Best known today for Dollar Academy, one of Scotland’s most respected private schools, the village thrived during the nineteenth century as a textile centre and turnpike station. There are several interesting buildings dating from this period to be seen around the village.

Dollar is ideally located for hand gliding, dog walking, hill climbing, canoeing, cycling and wildlife watching. The village has a post office. butcher, bakery, eateries, watering holes, bookshop, health centre and outdoor cafes. Sterling Mills is located in the nearby town of Tillicoultry, around three miles away.

The village has a friendly and inviting community feel but also has simple access to the major cities and airports. Glasgow is around 45 mins away by car and Edinburgh is around 30 miles away. The city of Stirling is also in close proximity, a mere 12 miles from the home. Gleneagles Hotel with its leisure club and golf courses is only 15 miles to the north.

Viewings can be arranged via the selling agents, Slater Hogg & Howison.
