Description

You find this lovely home up a driveway on the sunny side of a hill, looking out across the valley surrounding Salies de Béarn. It's a great location.

There's enough room on the drive for three cars, and there's a garage.

There are mature gardens all around, making an impressive first impression.

You enter the house on the upper ground floor, via steps. All rooms on this level can be accessed from the central hallway.

The double aspect L shaped lounge of around 35m2, has windows and patio doors to the south and west, making it very bright and giving it a super vibe, especially when the sunsets over the lush green hills. There's a large log burner to cozy up in the evenings, and a family dining area.

The stylish 13m2s kitchen was recently fitted. It has lots of working space, built in appliances, and a ceramic hob and cream units with natural wood effect worktops. There are double doors to the rear terrace and gardens, perfect for apéro and alfresco dining.

There are two bedrooms on the main floor, one double ( 14m2) one single 9m2. They are connected by a 'Jack and Jill' bathroom with two basins, and a bath with shower. This is a perfect set-up for a young family with a small child.

There are stairs from the kitchen to the first floor, which accommodates the two other double bedrooms and shower room from a small landing.

The bigger attic bedroom of around 14m2 has a dressing room/storage space of <9m2 adjoining and a dormer window facing the back garden. The second attic room is 11m2 and has a dormer window to the front. There's a shower room across the landing. Together they provide great guest bedrooms, or a good place for the teenagers, as they feel a little separate from the main living quarters.

The basement contains the garage of approximately 3,9 x 5.8m, the 20m2 utility room has stairs up to the main hallway, and there's a cave, interesting in that it's built into the rock - perfect for you wine storage!

The sunny gardens have been levelled to the front and rear, with two levels at the back of the house, one for the terrace and one for the lawn, mature trees and shrubs.

Béarn is famous for its local country traditions, and you can find lots of farms that haven't changed much in generations. The rivers are beautiful and you can swim in a lot of them. The hills and mountains are picturesque, and you will most certainly be inspired by their beauty.

A little further afield, about an hour on the A64 highway, you will find the very beautiful city of Pau to the east and Bayonne and Biarritz to the west, along with the border to northern Spain. You can spend a lifetime discovering their local traditions, fetes, produce and customs.

You also have the golden beaches of Les Landes and the French and Spanish Basque Country within striking distance for days trips or weekends away. There's over 250 kms of coast, plus inland lakes which cater for every kind of water sport and boating you can imagine.

If you don't know the region, you should come and visit, and fall in love with it, like many have before, and will again. We hope to see you here soon.
