How do you make a three bedroom semi-detached house sound unique.....
Well, sometimes I get asked to come out to a house that looks nice at a glance, but then when I get there, I'm just wowed at how nice it really is. No. 3 Bod Offa is this house, with style and presentation to please throughout. It is absolutely beautiful....but don't take my word for it, go take a look yourself!

Pulling up outside, you are greeted by a middle height mainly cream but with a grey top finish brick wall that covers two sides of the front yard. Capped with a bespoke, custom made iron gate and to garnish it off, a stylish red and black brick block paved driveway, it is very nice indeed.

Directly ahead of the gate is the garage, and to the left of the drive is the front door. The face of the house is subtle sand-coloured bricks with slate and white facias. An elegant contrast that works so well and brings it well into the 21st Century modern chic style!

As you walk up to the brick-built porch with its pitched tiled roof, you can tell this home was properly built, and then open the door into a very handy place to store wet coats and shoes on those rainy days. A frosted glass window lets more than enough light in, there's even room for some free standing furniture. Another door opens into the entrance hallway.

Directly in front of us is the staircase leading up to the sleeping quarters, no surprise there. A dado rail runs along the walls and adds a touch of character and class throughout this home, while a door to the right opens up into the lounge.

Featured throughout the ground floor is a lovely quality oak effect laminate floor, keeping the house work to a minimum. This is a very generous sized room, able to house a full three-piece suite and is decorated in a very tasteful light cocoa theme. The window spans the width of the wall and illuminates the room superbly. A beautiful Greek architecture-style fireplace with a black back plate and a stylish stainless steel real flame effect state of the art electric fire sits Centre stage in the wall. On another wall stands a very plush, bespoke floor to ceiling display case. It's been finished in dark oak, with LED lights set in the base of each display cube so that you can showcase your beautiful ornaments in style!

A simple archway invites you from the lounge to the dining area very nicely. It currently holds a large table that comfortably seats six, but anyone with a little bit of Puzzle or Tetris experience could easily squeeze a few extras in! The archway gives such an open styling to the room and creates a great place to entertain many friends and family in comfort too. There is a door that opens to reveal the understairs storage cupboard, a place that no real home can do without!

At the head of the table sits a set of doors leading into the conservatory. This is a great sized space where you can sit, put your feet up and read the paper with a nice cuppa. It's just what you need. Here you can sit and admire your gorgeous garden area from the comfort of your armchair, regardless of rain or shine. A set of patio doors open out onto the outside and into your ornate, low-maintenance garden.

The whole garden is paved with faded terracotta and grey slabs, with the back half being decked over. A raised seating area with a trellis arch and raised planters, make this the perfect area for you to sit in the sun with friends and have a good old cook out on the Barby, with a nice chilled glass of wine! The whole garden is completely enclosed by a high wooden fence for privacy as well as a high hedge across the back fence section.

Back inside and through the conservatory, into the dining area, where a doorway on our left now leads us into the kitchen.

The kitchen has been opened out to a spectacular proportion. A section of the kitchen has been extended, joining up to the back of the garage and forming part of a much larger space to combine a utility area with the spacious kitchen. This now gives a generous area to throw your pots and pans around, while making a feast and entertaining friends. You will not want for any more storage as every wall has its own spaces, shared between slots for white-goods to wine racks and drawers. You have all you could ever need. White cabinets and grey tiled floors, cocoa and latte coloured tiles and granite coloured worktops make this kitchen a dream space for anyone with culinary leanings!

Please note that there is an integrated fridge and a separate integrated freezer in the kitchen.

Off the back of the kitchen is a doorway into an immaculately kept garage. Large enough for a car, so you can use this as a parking space for your vehicle of choice or do as the current owners have, turn it into a personal workshop with your own bespoke workbench and shelves. You could also section part off, if you don't want to keep a vehicle in here, and build a downstairs cloakroom.

Another suggestion, if you have the money or the inclination, is to knock the wall down between the kitchen and dining room to create one huge space for entertaining many friends and family. Go one step further, stick a slate roof on the conservatory, and then I doubt you'd ever want to leave this side of the house, ok, but only to go to bed! Best check with a builder first to see how viable this is and for how much.

OK, now back to the staircase by the front door and up the stairs. There's a good sized landing, all covered with plush and warm carpets. The landing itself has 5 doors leading to various rooms and spaces.

The main bedroom is huge, it stretches the width of building on the rear face of the house, looking out through two large windows over the back garden. Built in wardrobes at both ends remove the need for free-standing storage, as well as a similar style display cabinet as down in the lounge between the windows. You can comfortably fit a king-sized bed into this room and have space to spare. You could, as has been done in other homes, either add an en-suite or split it into two smaller rooms....just a thought!

The second bedroom is not quite as big, but still bigger than some modern "Main bedrooms". Capable of fitting another double bed and with the same plush carpet as the rest of the upstairs, this room is beautifully cozy. Even with a double bed in, you can still fit freestanding storage or even adapt a built-in wardrobe into the room.

The last bedroom, usually referred to as the box room, is anything but a box. Open, spacious and well-lit, the room is currently being used as an office. Behind the door is a cupboard built over the bulkhead of the stairs, and you can still fit a single bed and furniture with space to spare!
The fourth door on the landing is the airing cupboard. Home to your boiler and your toasty warm bed linens and towels. Does what it says on the tin!

And finally, the family bathroom or shower room in this case.

Fitted with a modern, simple designed suite with all the standard accoutrements, an elegant wall to wall cabinet that incorporates the wash basin and the toilet along the wall underneath the frosted window, aimed to allow plenty of light in and keep prying eyes out! A large bath and incorporated shower with a simple glass screen divider, sit behind the door. Tiled from floor to ceiling, this room is the embodiment of modern luxury and easy cleaning!
