Planning permission was granted earlier this year for the demolition of existing dwelling and erection of replacement 5 bed dwelling with detached garage. The new proposed dwelling has permission to be re-positioned more centrally within the plot along with new vehicle access from Goring Heath Road.
The proposed house will measure circa 5,000 square feet in size across two floors with a separate garage block to one side.
The plot is currently a flat open area containing an old derelict building which will be demolished to make way for the new house and has the advantage of some mature trees and borders allowing a good degree of privacy which can be retained. There are currently two vehicular access points at opposite corners of the plot although the proposed planning does favour access from Goring Heath Road to the front left of the plot.

It has the benefit of being semi-rural with the ability to walk out and immediately be in green open spaces on walks, yet within a short drive you have a popular pub in Whitchurch, The Greyhound and then a number of good shops and facilities in Pangbourne as well as a London bound station (fast trains taking 45 minutes) as well as connecting to the Elizabeth Line from Reading. In addition to a selection of local schools is an abundance of nearby private schools, including The Oratory, Pangbourne College, St. Andrews, Cranford, Moulsford and Bradfield College. Junction 12 of the M4 is a 10-15 minute drive.
