3 - ADDITIONAL NOTES

3.1) The following uses are permitted on this land: - Housing, commerce, services, tourism, public equipment and the first transformation industry, of agricultural and forestry products, including storage and logistics, in addition to agricultural and forestry activities.


3.2) It is possible to rebuild and expand the existing house, intended for housing, up to a maximum of 500 m2 of gross construction area. In addition to housing use, this house may also be used, in whole or in part, for residential tourism.

The maximum height of the facade (above the threshold level) is 3.50m.

A floor may be provided below the threshold level, the area of which will not be counted for the application of the land use index nor for the maximum gross construction area, if its ceiling height is less than 2.40m and if the basement is completely buried.


3.3) The need for support buildings for agricultural and forestry activities must be justified (according to the activities to be carried out) and will have to be proven / validated by the competent regional sectoral services.

These constructions can have a floor above the ground, which can have a maximum height of 6.50 m.


3.4) The construction of other buildings is allowed, provided that they are considered essential for the diversification of productive activities, inside and outside agricultural and forestry holdings, namely for the installation of commercial establishments and the provision of services.

The construction of these buildings is permitted if these productive activities can only be installed on rustic land, to be verified by the competent services in terms of prior control of the activity, if this is required.

These productive activities should contribute to strengthening the economic base and promoting employment in rural areas.

These buildings can have a maximum of one floor above the ground. The maximum height of the façade (above the threshold level) is 3.50 m.

In these buildings, a floor can be provided below the threshold level, whose area will not be counted for the application of the land use index or for the maximum gross construction area, if its ceiling height is less than 2.40 m and if the basement is completely buried.


3.5) The installation of Isolated Tourist Enterprises and Tourist Development Centers is also permitted on this land, with the exceptions relating to the Alentejo Coast and other applicable conditions and in accordance with the use regime of each category.

This activity is, however, conditioned to the maximum number of beds / users, with an indication that that number has already been reached in the coastal area where the land in question is located.

Within the scope of this activity, hotel establishments associated with specific themes would be admitted, namely in the fields of health, sport, nature hunting, educational, cultural and social activities, namely:

- Isolated Tourism Developments in the Rural Tourism typology, in pre-existing buildings.
- Housing Tourism Developments;
- Camping and caravan parks.

The maximum gross construction area permitted on this land, for camping and caravan parks, is 1,690.00 m2. However, this activity is also limited to the maximum number of beds allowed for this area, which has already been reached by other tourist developments implemented in the surrounding area.


3.6) Industrial establishments for the first processing of agricultural and forestry products, including areas for storage and logistics, within the scope of these activities.

These buildings can have a maximum of one floor above the ground. The maximum height of the façade (above the threshold elevation) is 8.00m, except in exceptional situations, duly technically justified, which impose a higher height.

In these buildings, a floor below the threshold level, up to 4.00 m in height, can be provided. The floor area below the threshold level will not, however, be counted for the application of the land use index or for the maximum gross construction area, if its ceiling height is less than 2.40m and if the basement is completely buried.
