Description

Well; this is bound to set pulses racing. It certainly did mine! These are some of the words that sprang to mind at my first visit...Beautifully presented...stylish... attractive...impressive...tasteful...and that's just the owners!! No seriously...This really is a gem of a house, that just keeps on shining. It is obvious that the current owners have spent a lot of thought, time, and money on planning how best to improve and add value to their home. This has been highly successful by the addition of fabulous extensions that are in keeping with the main house and through an imaginative program of moderisation and improvements to very high standards including many luxurious features.

This has truly resulted in the creation of a stunning and sizeable family home in one of the most sought-after locations in North Leeds. This is a house that combines the plot size usually associated with older properties, albeit with modern open-plan living, communicating effortlessly with calming outside space for relaxation and ease of entertaining. So, if it is a fab lifestyle that you are after, then this is the one that you simply must add to your shopping list. Rarely does something as nice as this come to the market.

The decor is beautiful, the 3 bathrooms and guest cloakroom are superior and wait until you see the open-plan kitchen that flows into the dining area and family room opposite, measuring 6.43m  by 3.16m. A truly great family area, great for entertaining internally and externally as there is access to the rear garden. Oh...there is a 5 metre living room, as well as a study/TV room and a utility room. The garage is integral to the house but accessed externally only.

So you would think to yourself...surely, the first floor cannot be as nice. WRONG! Here you will find 4 generous bedrooms, an ensuite to the master and the main house bathroom. And as Jimmy Cricket often said, AND THERES MORE...! On the second floor there are 2 further bedrooms and a bathroom!

So, being sited at the head of a wide and open cul-de-sac, that serves 6 or so houses (all with multi-car driveways) the house is private at the front in that it is not directly overlooked by houses opposite. There is a double-width driveway with additional parking and an integral garage. The back garden is south-facing and has a paved patio area  and a generously sized lawn, all enclosed by fencing. At over 2,300 sq. ft., it provides for a sizeable family home that has well-proportioned rooms throughout. Well worth viewing in my opinion. I am not sure that there is a better house on the market for the money, but I would say that, wouldn't I?? Why not come and see for yourself? You be the judge.

Now for the amenities...Adel is considered to be popular and a sought-after leafy suburb within North Leeds. The main arterial roads give easy access to Horsforth, Moortown, Chapel Allerton, Headingley, and Bramhope. Leeds city centre and access to the motorway networks, and of course, Leeds and Bradford International Airport is a few miles away. Public transport is on hand and there is a selection of schools in proximity, catering for children of all ages. Private schooling and nurseries too. Apart from good shopping, restaurants, pubs, and wine bars, there are lots of sports clubs to visit in order to work off those over-indulgences.

...the vibrant Adel Village Memorial Club, The Village, David Lloyd, and Chapel Allerton Lawn Tennis and Squash Club to name just a few. Also of local interest, is Golden Acre Park, The Canal Gardens at Roundhay, and the famous Roundhay Park with its twin lakes. There are at least 6 good golf courses within a few miles, including Headingley Gold Club within a 5-minute walk. A 30-minute drive North, takes you out into beautiful North Yorkshire countryside...a true gem of the County!

Just right for me! So, immediately to the rear of the house is a paved patio area, paved pathways and a lawn bordered by flowerbeds, enclosed by fencing. Having a southerly aspect and being enclosed and private, this is a fabulous garden for those who like the outdoor life and like to entertain. Or, if you prefer, you can keep it all to yourself!
