Description

Callwood Cottage is a traditional Perthshire cottage which was once part of the Menzies Estate. The adjacent smiddy was formerly a blacksmith’s forge and much of the work carried out there would have been shoeing the cattle which travelled outside the property along the old drovers’ road in front. The cottage is believed to date from c1850 with the smiddy pre-dating this possibly from the late 1700s. The cottages sit side by side and are approached from a parking area on their western side. Callwood Cottage is characterised by its traditional smart red painted timber porch which frames the front door. However the property is more regularly entered from the parking area where a path leads to the back door and into the utility room (where there is also a WC). The welcoming kitchen has space for a large dining table in front of the warming two oven oil fired stove. It is open to the informal sitting room which has a wood burning stove and a recently fitted engineered oak floor that flows seamlessly between the two rooms. Also on the ground floor is a separate more formal sitting room with a wood burning stove. This room is linked to the kitchen on the east side of the staircase. On the first floor, there are three bedrooms (one with en suite shower room), and a bathroom.

The Smiddy has been used as holiday accommodation by previous owners. It also works perfectly for guests or even multi-generational living. A neat vestibule opens to the living room which cleverly has space for the kitchen, a dining area and for comfortable seating in front of a wood burning stove. Two bedrooms share a shower room and doors from the back hall open out onto a small sheltered terrace.

Outside
Callwood Cottage is approached via a gated parking area which is set back from the main road and provides space for several cars to park and turn. The parking area and the rest of the property is completely enclosed and safe for children and dogs. An attractive burn runs down the north western boundary of the property and flows into the River Lyon. The front garden is separated from the roadside by a pretty stone dyke and has been landscaped with paths and herbaceous borders making the cottage look very pretty. Behind the house there are a number of delightful areas to sit out: a terrace at the back of the house is a great space for outdoor furniture; the studio behind also doubles as a sheltered spot to sit out in the evening; while behind the garage there is a pizza oven and space for a few chairs. Higher up the grassy bank there is a summer house and decked area which is another lovely spot to sit out and enjoy the scenery.

Location

Callwood Cottage is located on the North side of the River Lyon, 5 miles west of Aberfeldy. Aberfeldy is best known for being the home of The Birks of Aberfeldy, a leafy walk celebrated in a poem by Robert Burns. It has most essential services, including a medical practice and legal services. Aberfeldy is a picturesque Victorian riverside town with a great selection of shops, cafés, restaurants and galleries as well as the Birks cinema which hosts a variety of community activities. Being in the heart of Highland Perthshire, the cottage is surrounded by beautiful scenery. There are lovely walks near the house and the entrance to Glen Lyon, one of Perthshire’s most spectacular glens, is just 4 miles from Callwood Cottage. Amongst many other local beauty spots are the conservation village of Fortingall, the beach and marina at Kenmore and two magnificent local Munros: Schiehallion and Ben Lawers. Lochs Tay and Tummel are popular for family activities and water sports. There are local golf courses at Mains of Taymouth, Aberfeldy, Strathtay and Pitlochry. Fishing, shooting and stalking are all available locally and there is a Community Campus with a gym and pool.

Perth is about 36 miles away, while Edinburgh and Glasgow are both within 80 miles. Train stations at Pitlochry (20 miles) and Dunkeld (22 miles) have direct links to Inverness and London. The A9 is about 14 miles away and is the main route north to the Highlands and south to Edinburgh.
