Description

An immaculately presented, three bedroom, Victorian terrace, nestled in a leafy residential area and with its own private garden. Excellent transport links and a host of local amenities on your doorstep make this the perfect family home.

Blackhorse Road station is just ten minutes on foot, where you'll take the rapid Victoria line to King's Cross in a mere fifteen. Or ride just one stop in the opposite direction to Walthamstow Central for easy access to Walthamstow Village.

IF YOU LIVED HERE…

Your striking, bright reception room is a delightful combination of blonde hardwood flooring, timber mantel and pewter vintage fireplace. A large sash bay window lights up the room, and that lovely flooring continues down your hallway, past your ground floor utility room and WC, and into 250 square feet of open plan kitchen and dining room. Two enormous skylights and concertina patio doors bathe this impressive space in natural light, bouncing off the herringbone splashbacks and chunky wooden worktops.

Outside in your South West facing garden, you'll soak up the sunshine on your pretty lawn or potter around your flower beds and handy garden shed. Upstairs now to find 150 square feet of principal bedroom, with double sash windows and a bold colour scheme alongside an exposed brick chimney breast and another vintage fireplace. Your second spacious sleeper has double sash windows overlooking the garden and some handy built in storage. Your sleek, unique family bathroom completes the storey, with distressed wooden panelling, triple tone brickwork tiling and an L-shaped tub with rainfall shower overhead.

On the second floor you have your third, 180 square foot bedroom. You'll appreciate the beautiful rooftop views from the double doors and Juliet balcony, but there's also extra natural light from two large skylights overhead and useful eaves storage for family belongings.

The jewel in the crown is your luxurious, pastel blue, en suite shower room. Here you'll find another huge skylight, a modern white suite, floor to ceiling tilework and a stroll in rainfall shower.

Just a few minutes from your front door, you'll find Blackhorse Lane. Recently voted by Conde Nast as one of the 'Best Places to go in the UK and Ireland'. Start off at Big Penny Social, a microbrewery and converted warehouse that runs regular makers markets, art exhibitions and events for people of all ages. Vegetarians, vegans or those just craving some delicious healthy food should try out SlowBurn London and, at the top of the Blackhorse Beer Mile, you'll find Exale Taproom serving their own freshly brewed beers with a large dose of lively atmosphere.

A WORD FROM THE OWNER...

"We have really loved our time living at 46 Roma Road. The street has a really special community feel, with friendly neighbours and fantastic summer street parties. We might be biased, but the area is perfectly located - with Lloyd Park, the breweries and Wetlands all just short walks away. There's tonnes of great independent cafes in the area too.

With BHR station just 10 mins away, it's really easy to get into central London, as well as taking the overground straight to Hampstead Heath, which we love to do. When we first saw the house we fell in love with the abundance of natural light and open plan kitchen/dining space, which is brilliant for hosting friends, and the garden is great for summer barbecues or a drink in the sun at the end of the day.

Overall it's been a great space to raise our young family, and we're definitely going to miss it."
