The following strict lettings policy is in place,

1) References must be provided from a minimum of 2 sources, one of which should be from a previous or current landlord.

2) Applicants must be able to provide a full 5 years address history for referencing purposes.

3) Any applicants who are known to be currently or have previously been a perpetrator of violent and/or anti social behaviour, or any other form of nuisance, will not be considered for accommodation in the area. This also applies to applicants with a history of criminal convictions.

4) Consent must be provided for the purposes of obtaining references, and for a background check to identify any current or former criminality with West Yorkshire Police. Applicants who refuse to provide this consent will not be considered for accommodation in the area.

5) Applicants who are found to have provided false or knowingly inaccurate information during the suitability process will not be considered for accommodation in the area.

6) Applicants with a current drug and/or alcohol abuse issues will not be considered for accommodation in the area.

7) Applicants with a history of drug and/or alcohol abuse issues will need to provide evidence or references to support they have not suffered any relapse within the previous 12 months and are not at any risk of doing so should they be offered accommodation in the area.

8) Any applicant who is under the age of 35 years old will not considered for accommodation in the area.

9) Any applicant who is known to have general tenancy support requirements and/or vulnerabilities will only be considered for accommodation in the area if it is clear from references, background checks, suitability & affordability checks and detailed information from any existing support providers that they have no unmet support needs and that their vulnerabilities and support requirements do not place them at any risk of tenancy failure and that these do not manifest in any behaviours which are potentially problematic or have the potential to cause any disturbance to others.

NO Bond/deposit required and we do not charge any Lettings Agent type fees. 4 weeks rent in advance is payable at sign up, unless you are entitled to claim .

We are able to assist prospective tenants wishing to make an application for /council tax or Universal Credit.

Full repairs service including where applicable, annual gas appliance servicing. 24/7 call out for emergency repairs.

Rent is charged over a 52 week period, with 4 non-chargeable weeks at Easter, August and Christmas bank holidays, providing your rent account is up to date. We will require you to make rent payments in advance. Universal Credit claimants will need to make an advance rent payment of a months rent, as do those in employment.

Our homes are not decorated and will be as the last tenant left them, decoration wise. We do not charge tenancy fees/agent fees. There is no bond/deposit to pay and our rents are low, to ensure your home with us is as affordable as possible so you can make your tenancy a success.

If you are new to Incommunities, your tenancy will be an Assured Shorthold Tenancy for the first 12 months and will be converted into an assured tenancy after 12 months providing the tenancy has been conducted in a satisfactory manner.
