Risan is an ancient city in Montenegro, which is located on the shore of Kotor Bay, a few km north of the city of Kotor. The silence, greenery, the majestic mountains surrounding the vast surface of the water is an ideal place to relax.

The plot is located near the water, distance between the border of the plot and the
beach is 20 m. The plot has 10,237m2 and it consists of 2 parcels of urbanized land. You can build a minimum of 6 buildings on the urbanized plot and each building can be on 3 levels, Ground Level + 2 Levels (P+2). The plots Gross Build Area of the whole project (GBA) can be 5956m2 and the foundation of the buildings can be 2482m2. Each building could be made into apartments for renting out to tourists.

Nearby there is a pebble beach 105m long and 20m wide. At this moment there is a lease contract made between the owner and the Coastal zone management agency Morsko Dobro for the lease of the beach. The location of the plot is flat and its height gradually increases to the eastern side. The plot is connected to town infrastructure. For the purpose of cooling the equipment of the plant which existed earlier on this plot they used sea water which was conveyed to the plot by the pipeline from the pumping station. When constructing new object, it will be possible to use this infrastructure for the construction of pools with sea water.

The buyer has the right to use the plot at his own discretion in accordance with the
existing Urbanized Technical Requirements. If one wishes, they can use the project for construction of a tourist village Risan Bay which is already drafted. That project is drafted by a team of specialists and approved by the local administration.

The project is based on the idea of an elite residential club-type complex with developed
infrastructure, walking areas, its own swimming pool, restaurant and fitness center, playgrounds for children, sports and recreation. Separately allocated territory for parking vehicles.

The plot is 17.1km away from Kotor Old Town, 24.8km away from Tivat Airport, 28.2km away from Porto Montenegro and 26.3km away from Herceg Novi.
