The lot, where the building is planned, is situated between the local road that connects Tivat and the Island of the Sea and the Flowers, with a total area of 1.8 hectares.

The land lays on two urban parcels. On one urban parcel is possible to build the objects on 2 levels (P+1) and on the other urban parcel is possible to build a hotel on 5 levels (P+4).
Total net area is 6850m2.

Vehicles: There is a plan to build two accesses to the area- one from the inland and one from the sea (from the port). The vehicles will access the area from the municipality road from Tivat to the Island of the Flowers, on the northeastern side of the location. After the security check at the entrance to the complex, the road becomes a two-way lane. The vehicles can approach each building. The roads are designed to suit the slopes, the turning radius and predefined width. Everything is built according to the regulations of fire protection and access for the fire-fighting vehicles. Parking has two zones: the public zone with 37 parking spaces and the individual parking with 2 parking spaces for each villa.

Pedestrians: the paths are designed so that the main directions are highly perceived, and with the sidewalks connecting all the other spots. The main pedestrian walk extends parallel to the vehicle road, from the entrance to the port. All the traffic is enriched by various contents such are the resting areas, shades, benches and greenery.

This plot is 2.1km away from the Tivat Airport, 5.1km away from Porto Montenegro, 9.8km away from Kotor Old Town and 23.3km away from Budva.
