Description

Nestled in one of Royston's most desirable private roads, opposite the picturesque Royston Heath, this exceptional home offers both tranquillity and convenience. Originally built in 1904, with subsequent updates and additions, this charming property is situated on a generous plot of approximately a fifth of an acre.
Upon entering, the hallway greets you, leading to a cellar, and two bright and airy reception rooms. The sitting room boasts an inviting open fire, while both reception rooms feature elegant box bay windows that flood the space with natural light. The hallway leads to a garden room with sliding doors that open to the large, south-west facing rear garden. An adjacent dining room provides the perfect setting for intimate gatherings or formal dinners, and a spacious kitchen/breakfast room with a utility forms the heart of this beautiful home. The ground floor also features an ensuite bedroom, perfect for guests or multi-generational living.
Upstairs, the principal and second bedrooms benefit from the same stunning box bay windows, with the principal bedroom boasting an extensive range of built-in furniture and access to an en suite bathroom. The three additional bedrooms are generously proportioned and share a family bathroom.
Outside, the horseshoe drive offers ample parking, turning, and access to the oversized garage drive. The sizeable rear garden faces south-west, providing sunshine throughout the day, and a terrace, perfect for outdoor entertaining and alfresco dining, overlooks the sprawing lawns and beautifully planted beds. The well-stocked and mature borders are complemented by mature hedging and trees, ensuring maximum privacy.
This truly unique property offers the perfect sanctuary while still being within walking distance of a mainline station, providing easy access to Cambridge and London. Additionally, the property is situated close to well-regarded schools and Royston's town centre, providing a wide range of amenities at your doorstep.
Seller Insight
Enviably located on a quiet private road on the edge of the well-served town of Royston is this lovely five-bedroom detached family home, which boasts a large and very pretty garden. “Back in 1995 we decided to move from London to Hertfordshire in order to be closer to the family,” says the owner. “After much research we decided to move to Royston, and in 2000 bought our current property. It’s in a lovely spot, just a short walk from Therfield Heath (also known as Royston Heath), which is a gorgeous local nature reserve and Site of Special Scientific Interest. There are so many walks nearby, so it’s ideal if you have a dog, and we have tennis courts as well as Royston Golf Course both just a stone’s throw away. We also benefit from having a superb array of shops and amenities practically on the doorstep, so it’s a place where we’ve been able to enjoy the best of both worlds.”
“The house had only been on the market a couple of days when we found it, but after the very first viewing we knew it was the one for us so we acted quickly. We loved the garden, which is a really good size, and we liked the fact that the dining room/patio lounge has doors opening into the garden, creating a lovely sense of connection between inside and out. In the summer months this makes life most enjoyable as dining alfresco is such a joy, especially when friends and family come to visit.”
“Heathfield is a lovely private road with many different, but all very attractive styles of houses. Ours is one of the original period properties, built around the turn of the century, and over time it has been tastefully upgraded and extended so it’s now a lovely big family home. Being a private road means there is little traffic, and the neighbours are all friendly and helpful so there’s a really good sense of community. There’s also a residents association that looks after the road, arrange street parties, and generally ensure that all things run smoothly.”
“Our kitchen, very much the hub of family life, is spacious and has a door leading to the garden patio so when the weather is warm we can bring the outside in. The kitchen also connects to the double garage, which has laminated wood flooring and is currently used as a gym/games room.”
“There are so many attractive villages in the area so when we fancy a meal out we can take our pick of lovely country pubs. Royston itself also has some popular restaurants as well as a good array of shops, and Cambridge is only a 15/20-minute train ride away and an exciting place to visit with its wonderful architecture, museums, theatres and restaurants. Also nearby is Saffron Walden, a picturesque medieval market town with a rich heritage of old buildings.”
“Interestingly, when we purchased the house the previous owner advised us that planning permission had been granted to extend and build above the garage. So if the new owners wanted to add yet more space, that possibility of extending could be reinvestigated.”
“We have loved living here for the past twenty-three years,” says the owner. “However, having now retired, we’ve decided to move closer to our Portuguese family. We will be sad to leave, but we’re confident that whoever decides to live in this exceptional location will have an outstanding quality of life, make new and interesting friends, and love the relaxing lifestyle that is on offer.”
