Description

WELL LOCATED EQUESTRIAN FACILITY IN CENTRAL SCOTLAND

Description

Description
Blue Ridge Equestrian Centre was established in 2015 by the current vendor who has built up a wonderful reputation both locally as a livery yard and nationally as a sought after venue for holding events and competitions. Blue Ridge House, which sits close to the entrance, is a spacious and modern family home with a private garden. Given its convenient location, access to the stables and arenas can be taken easily throughout the day. Blue Ridge Equestrian Centre is accessed directly from the public road and has a large yard providing easy access for horse boxes, lorries and associated machinery. Together with the land, Blue Ridge House, manager’s complex and stables, the centre extends to approximately 43 acres. Given its strategic location and proximity to Scotland’s central motorway network, the centre also offers the potential for an alternative use, subject to the necessary planning consents.

Blueridge House
Blueridge House is a single storey bungalow of stone and harled construction lying under a pitched roof which provides comfortable living and bedroom accommodation close to the yard and stable buildings. The accommodation flows from a welcoming reception hall and of particular note is the south facing sunroom which enjoys the sunshine throughout the day and the reception space which opens to the practical dining kitchen. There are three bedrooms all of which have built in wardrobes with the principal bedroom benefitting from an ensuite shower room. There is an enclosed garden to the rear of the house with plentiful parking space to the front.

Equestrian
Blue Ridge Equestrian Centre is well equipped for hosting equestrian clubs, societies and private individuals. In recent years the centre has held various certifications and approvals as an approved Riding School and Livery Yard offering full and DIY livery services with a variety of stabling options (to suit client budgets). The indoor arenas are of steel portal frame construction with box profile sides and roof. The two buildings are 60m x 37m and 59m x 36M respectively and have a hardcore base. Between the two arenas is an equipped café facility providing an enclosed area for visitors to enjoy food and beverages. The cafe’s location provides an outlook to both arenas with an additional viewing terrace and six row stadium offering further seating. There is a sponsors lounge and toilet facilities adjacent to the cafe.

Stables
Lying close to the arena are three portal framed buildings which are used for stabling and storage. Two of the buildings provide up to 25 stables and if required, internal partitions can be moved to provide larger stables for mares and foals. In the east most and west most stable blocks there are solariums and wash bays with hot and cold water supplies.

Manager’s Accommodation
By the entrance there is a self contained manager’s building which comprises an office/reception for the centre, a kitchen area, occasional bedroom and a number of useful rooms including toilets and shower rooms, laundry room, vet room, tack rooms (x2) and workshop.

Land
The land lies to the north of the main yard across the public road. There is a gated path that leads from the public road to the paddocks. Vehicular access can be taken at the north eastern boundary. There are 14 individual paddocks which have post and rail fences and two fields on the northern boundary which can be used for the production of hay. There is a central woodland block which provides useful shelter to the paddocks.
