The land is situated on the east side of Yorke Street which leads from the A60 Woodhouse Road / Leeming Lane South to the south and to Debdale Lane and Priory Road to the north.
The land is located approx. mile from the centre of Mansfield Woodhouse which serves a population of approx. 18,000 and provides a wide range of facilities including schools, wide range of shops including a Morrisons supermarket, and regular bus and train services to Mansfield and Worksop which are approx 1 and 12 miles away respectively.
The town has excellent access via the A60 and the A6075 to the A38 and the A617 which in turn provide direct access to Junctions 28 & 29 of the M1 Motorway which are approx. 10 miles distance.
The site is situated to the rear of Nos. 1- 117 Yorke Street with an emergency access /pedestrian access from Yorke Street and the proposed main vehicular access being from Blake Street. Yorke Street is developed in the main with semi detached and terraced houses whereas Blake Street has recently been re-developed with modern semi detached town houses.
The site was originally a builders yard , offices and workshops. All the buildings apart from a small former sub station store shed have now been demolished. The site has a total area of approx. 2 acres and is generally level with mature silver birch trees along the boundary adjacent to the Robin Hood Railway Line.
The site has a frontage of approx. 17ms to Blake Street, has an overall length of approx. 282 ms and a depth which varies from 23ms increasing to a maximum of approx. 36ms.
Outline planning consent was granted in accordance with Decision Notice 2009/0783/NT on 1.45 acres on 2nd March 2010 for 22 houses. A copy of the decision notice and plan accompanying the planning application are available for inspection at the Agents Office.
There is no Section 106 Agreement in respect of the land nor are there are any obligations to provide affordable homes.

In the south eastern corner of the site there is currently an Orange telephone mast and compound which is subject to a lease. They have a right of way to the compound and there is a possibility that the mast could be removed.
