Situation
Cruachan is situated on one of Forfar's most sought after leafy streets. The property is in striking distance of both open countryside and Forfar town centre.
Forfar is very well provided with a range of independent shops including four butchers, two fishmongers, ironmonger, several bakeries, chemists and cafés, as well as a choice of supermarkets. It also offers a police station, a library, a community hospital, three medical practices, a veterinary practice and a range of other professional services. There is a swimming pool and a leisure centre, and a sailing club on Forfar Loch. In addition to Forfar Golf Club, there is a driving range on the outskirts of the town. In terms of education there are primary and secondary schools in Forfar and buses to Dundee High School.
The countryside surrounding Forfar is mainly fertile farmland. The Angus Glens, reaching into the Grampian mountains, lie to the north, and the Sidlaw Hills are to the south. Fishing can be taken on the River South Esk and on the North Esk. The Angus Glens provide some of the best hill walking in Eastern Scotland and there is ski-ing at Glenshee in winter. There are also popular sandy beaches at Broughty Ferry, Lunan Bay and St Cyrus.
Cruachan is ideally placed for the A90 dual carriageway, allowing easy access to both Dundee and Aberdeen. There are regular rail services from Dundee and Arbroath to Aberdeen, Glasgow and Edinburgh and the south. Aberdeen and Edinburgh Airports have a range of domestic and European flights and there are services from Dundee Airport to London City, Birmingham and Belfast.
Description
Cruachan is believed to date from the early 1950s and is constructed of roughcast brick elevations beneath a slate roof. The property has a pleasing traditional layout with a formal sitting room and a dining room to the front of the house while the kitchen, pantry and utility room are at the rear of the house. On the ground floor there is also a double bedroom and study (or 4th bedroom) as well as a bathroom. There are two spacious double bedrooms on the first floor.
The property is characterised by two large bay windows which light up the sitting and dining rooms at the front of the house. At the rear of the house there is potential to extend the kitchen, subject to obtaining the relevant planning consents.
The house is situated in about 0.15 acres of garden which is enclosed by a stone wall, clipped hedge and neat fencing. The front lawn and driveway are bordered by tidy flower beds and there is ample parking beside the house. There is a garage and greenhouse.
