From its attractive façade to its spacious interiors, Vikings View provides spacious family living in the sought-after area of Old Martlesham. The house boasts five bedrooms, four reception rooms, a kitchen/breakfast room and an attached double garage with accommodation above, while outside there is approximately one third of an acre (STMS).

The Story
Taking an afternoon stroll by the nearby river, Susan Williams enjoys the peace of her surroundings and the ease with which she can take a walk out from her home.
She chose the location for her new home because of its proximity to Martlesham Creek, as well as its space.
We knew there would be room to create a good family home here, she explained. We wanted it to be spacious and light, and to be somewhere that was designed for children.
She said the well-planned areas within the house had been ideal, giving everyone plenty of room to spread out - to spend time on their own or together.
It has been ideal for us. It has been a simply superb family home, she said.

LIGHT FANTASTIC

The family moved into their new home in 2009, and were thrilled with it.
We designed it so there was a family room right next to the kitchen. There is a television, PlayStation and sound system in there, she said. We spend a lot of time in that part of the house.
She went on: We wanted the kitchen to be as large as possible, and to overlook the garden. It was important to us that there was access to the outside areas from all the rooms at the back of the house.
With so many windows, it also helps to keep the rooms light.

FESTIVE CHEER

The more formal areas of Vikings View are located on the other side of the house. This means guests step into the roomy entrance hall and can immediately be seated for dinner or settled in the comfortable drawing room with a drink.
This layout has also worked very well at Christmas, she said. We have had some great Christmases, with up to 25 people here for dinner.
The generous reception spaces have also ensured guests can circulate easily inside the house, and in the summer months can wander out to the terrace and garden.

REST AND RELAXATION

The bedrooms at Vikings View embody the same aura of relaxation as the rest of the house. Susan said the home offered generous sleeping space for the family, as well as plenty of room for guests.
There is an apartment above the garage that we use as a guest suite - this is ideal when people come to stay as it means they can enjoy some privacy, she said.
Because of the sloping ceiling in there, it does have a lot of character too.
And she added: This part of the house has its own entrance so it could be ideal for an au pair as well.

SPACE WITH A VIEW

The family have relished the location of Vikings View, enjoying its leafy surroundings and views down the valley, towards the creek.
They have enjoyed being able to walk by the river or through nearby wooded areas, while also feeling close to attractive Suffolk market towns and good roads.
I will also miss the feeling of light we have here and the outlook from the house, she said.
One of my favourite things to do is to sit and read up on the big open landing, looking out of the window every now and again over the creek.

Accommodation
Ground Floor

The immaculate exterior of this beautiful detached house offers an early indication as to the beautiful interior that lies within, but it is not until you step inside that you realise the extent of its appeal. From the spacious and welcoming reception hall there is access to the bright and airy drawing room with its striking open brick fireplace and French doors opening to the terrace. Opposite the drawing room is the bright and cheerful family room which also has doors opening to the rear and lovely garden views. Returning to the hall you note the cloakroom, study and dining room before making your way to the heart of the house - the kitchen/breakfast room. This inviting room boasts a dual aspect and plenty of space for a table and chairs. Cream-fronted cabinets are combined with a range cooker and a central island, while French doors open to the family room creating an easy flow that is ideal for entertaining.

First Floor

Ascending the staircase to the first floor, the galleried landing and central atrium creates a light and welcoming feel with views back down to the main reception hall. The master bedroom is impressive and boasts an en-suite bathroom, while the four remaining rooms are well proportioned and equally as charming with a 'Jack and Jill' en-suite shared by bedrooms two and three plus a separate family bathroom. The fifth bedroom with en-suite, which is located above the garage, leads through to a sitting room with kitchenette, making this part of the house ideal for guests, an older family member or an au pair. From the sitting room stairs descend to the garage where there is external access.

Setting the Scene
The garden at Vikings View has been a perfect size for Susan and the children.
Doors from the house open up on to a terrace where they can sit and enjoy meals out in the sunshine, or the children can run outside to play.
There is plenty of space out on the lawn for their play equipment.
We had the garden landscaped, with a path running round the edge, and an area of decking created at the back, on the left, where we can also sit outside, she said.

Within Easy Reach
Martlesham is a popular village approximately two miles from the market town of Woodbridge and six miles from the county town of Ipswich. Nearby is Martlesham creek which feeds into the river Deben which is an Area of Outstanding Natural Beauty and is popular with birdwatchers and ramblers. The creek was previously used for small boat transport and reputed popular with smugglers in past times. Primary schools include Beacon Hill and Birchwood in Martlesham, whilst nearby senior schools include Farlingaye and Kesgrave High. Conveniently close by are bus routes including route 66 and the local Red Lion and Black Tiles Public House.

We have Kingston Playing Fields here, which has football and cricket pitches, and a lovely play area. You can sit and have a coffee or walk by the river, she added.

The attractive market town of Woodbridge offers everything the family needs, from shops and supermarkets to schools.
It also does not take long to get into Ipswich, where there is an array of shops, high street stores, restaurants and cafes, as well as other leisure facilities.
From either Woodbridge or Ipswich it is possible to catch the train into London Liverpool Street.

DIRECTIONS:
From the Woodbridge office, head north-west on the B1079/Church Street towards Market Hill and The Shire Hall. Turn right at Seckford Street and then left at the B1079 into Theatre Street. Turn left into Grundisburgh Road. At the roundabout take the first exit and proceed along the A12 towards Ipswich. At the next roundabout take the first exit signposted to Woodbridge and at the third roundabout take the second exit signposted to Martlesham. Continue to follow this road through the village past the Martlesham Red Lion public house (on your right) and up the hill where Vikings View can be found on the left hand side.
