Situation

The pretty coastal hamlet of Port Gaverne is spectacularly sited on the rugged stretch of North Cornwall coastline that runs between the Camel Estuary at Rock right the way up to the Devon/Cornwall border at Bude. Port Gaverne was originally developed in the nineteenth century as a slate, coal and limestone handling port where shipbuilding would also have taken place. Vestiges of this industry remain, but mainly today the village consists of a small and picturesque collection of cottages and houses with the majority of the large impressive Victorian industrial buildings having long since been converted into residential accommodation. At low tide there is a small, sheltered, sandy beach with an abundance of rock pools which is probably one of the safest beaches in North Cornwall.

Set just a short distance from Port Isaac, Port Gaverne is an ideal location for those looking to be near to the ‘hustle and bustle’ yet far enough away to not be disturbed by it.

Port Isaac is today nationally renowned for its association with the television series 'Doc Martin'. In years gone by it was a busy fishing port and from the Middle Ages to the mid 19th century it was an active harbour where cargoes like stone, coal, timber and pottery were loaded and unloaded. Fishing and fish-processing were also very important and today there are still fishermen working from the harbour although tourism plays an increasingly important role. Most of the old village of Port Isaac consists of picturesque 18th and 19th century cottages, many of which have been officially listed due to their architectural and historic importance, located within narrow alleys and streets that wind down the steep hillside toward the harbour at the bottom.

Description

Once two cottages, Leat House has been sympathetically altered to provide one good sized family cottage, providing the ambience for relaxed seaside living. Spectacularly placed in the centre of the hamlet of Port Gaverne and giving uninterrupted views of the beach, bay, sea and sheltered rugged cliffs from the garden, main sitting room and master bedroom, Leat House affords well maintained accommodation to a high standard and provides flexible and easy living accommodation, close to the facilities of Port Isaac and beyond, but in a tranquil setting away from the ‘hurly burly’.

The cottage has a wealth of period features including impressive slate flagged floors, cream louvred shutters to all windows, some exposed stone walls and two large and attractive working fireplaces. The principal sitting room has a large window bay to the side with impressive views, ideal for locating binoculars or a telescope on the semi circular window seat below. All four bedrooms are good sized doubles, served by two bathrooms, and with the master bedroom having a ‘Juliet’ balcony served by double glazed doors with magnificent views. Well decorated throughout in blue and cream, airy and light, the theme is nautical and reflects the easy going lifestyle of this pretty hamlet. Set in pretty gardens with ample parking and a good sized single garage and located on a quiet ‘no through’ lane, Leat House is ideal as a holiday home or for quiet retirement living.

Outside

The pretty garden enjoys spectacular views over Port Gaverne Beach, and is mostly laid to lawn with stone wall boundaries and mature shrubs and low hedges. There is a broad slate terrace to the front of the house providing a relaxed outdoor dining/barbecue area and a good sized rear garden with gravelled parking area beyond the cottage, up the lane.
