The sale of these three parcels of pasture land will provide an opportunity for those seeking areas of accommodation land to acquire traditional meadow land in a prime agricultural locality within five miles of the city of Chester.
The land generally overlies a peat sub soil but there is good freeboard to enable an extensive under drainage system to be provided. The land adjoins two major water courses known as Pulford and Stringers Brook and other major drainage water courses adjoin the land.
In recent years the major water courses have been cleaned out and maintained by the Environment Agency, but there is no guarantee that such maintenance will continue.
There is clear evidence that similar land in the locality has been ploughed and reseeded with some areas used for whole crop cropping. It is accepted that the land would benefit substantially from the provision of an intensive under drainage scheme.
The sale contract will provide information over such rights of access that are known to the vendor and prospective purchasers are referred to the section rights of access in the general information section of these particulars. Reference should also be made to the section regarding water supply.

Plans Areas And Schedules
These are based on the Ordnance Survey Sheet and for reference purposes only. They have been checked and computed and the purchaser shall be deemed to have satisfied himself of the description of the property and any error or mistake that shall have been made shall not affect the sale or entitle either party to compensation in respect thereof.

Lot 3 - In addition to a right of access over Lot 1 - Lot 3 has enjoyed access for agricultural purposes between points C-G and coloured Brown on the sale plan. The vendor provided the substantial steel bridge at point G on the sale plan - see illustration.

The demarkation on the sale plan of the rights of access are for illustrative purposes only as on site the actual line or width of access is not defined.
Water Supply
The sale plan indicates the approximate line of a water pipe over retained land. A stop tap is fitted to the pipe line in OS 0070 and OS 2900Pt. If the purchaser of Lot 2 wishes to continue using this supply then the vendor will grant permission, as far as he is able, but the purchaser of Lot 2 must provide a sub meter near to the stop tap marked on the plan, subject to terms to be agreed which will include provision for payment for water used and a share of responsibility for costs of any repair or renewal of the joint supply pipe. The supply pipe to Lot 3 will be disconnected in six months from the date of completion.
Grant Of Easement
Grant of Easement To the Purchaser Of Lot 1 and Lot 3 to Lay a New Water Supply Pipe Over Retained Land
The vendor is prepared to grant the purchaser of Lot 1 and Lot 3 the right to enter onto retained land to lay a new water supply pipe from the main in 'Pulford Road' across retained land. This right will be granted subject to the vendor approving the line of the proposed new pipe which shall follow the most practical line near to existing field boundaries. If required the right to be exercised within three years of completion and subject to the approval of the local water supplier and payment of their charges. The vendor gives no guarantee that such approval would be granted.
Inspection
Any reasonable time upon production of these particulars. It would be appreciated if anyone wishing to inspect would notify our Tarporley office so we can notify the vendor who is using the farm Lane.
Tenure
We understand the tenure to be freehold with vacant possession on completion.
