The property is set amongst 12 acres of undulating fields with lovely mature oak wooded areas and splendid views towards the river estuary – certainly a peaceful location. Meddiant is ideally suited to someone with equestrian needs or looking for that idyllic spot with ample land that could be put to good use. The delightful accommodation has retained a number of the original features of this once former farmhouse with its deep window sills, a lounge which has exposed beams and a restored Inglenook fireplace with a large log burning stove.
The property is of course double glazed using solid oak frames, a material also used for all internal doors. The judicious use of natural slate is beautifully incorporated to some floors and window sills with under-floor heating used to good effect where required. The oil central heating also feeds column style radiators in many of the rooms.
A lovely mixture of traditional meeting the contemporary is put to full use throughout with the Bathroom, En-Suite and Kitchen all finished to an exemplary standard using high quality materials, whilst the family can fully enjoy gatherings by way of the Sun Lounge which is light, airy and spacious of course! It essentially blends into the kitchen, providing the perfect facility for entertaining guests. Or why not dine outside – there’s plenty of outdoor garden space to enjoy!
A large paved patio area to the front provides ample space for the enjoyment of the location supplemented by a further patio and lawned garden areas. Nearby is a large natural pond filled with bulrushes with the original well providing an interesting feature.
There is an abundance of birdlife in this peaceful setting with Geese and Cormorants, and the usual assortment of native garden birds as well as Buzzards which like to climb the thermals. Sightings of Red Kite in the vicinity have also been reported, although extremely rare.
GARAGES Built in 2009 adjacent to the main dwelling, the Detached Triple Garage has powered doors and sits under a pitched slate roof with double glazed windows and has electricity supply and lights. To the side is a lean-to log store with a fenced kennel area. Plenty of roof space for storage too! Given the sizable dimensions of the garage, there may be a possibility to convert this into further accommodation with the right planning consents, or to provide an additional dwelling for a holiday let.
LOCALITY Welcome to the scenic and unspoilt Vale of Conwy with its rich farmland, wooded hillsides and the River Conwy which meanders its way to the sea. At the northern end of the valley lies Conwy Castle and harbour whilst at the southern end is the popular tourist destination of Betws Y Coed hidden amongst the woods, where public pathways including the popular mountain bike routes can be enjoyed amongst stunning scenery. In-between both locations along the valley floor are a number of settlements such as the market town of Llanrwst and Trefriw which has a woollen mill open to the public.
The main A55 expressway is some 3½ miles distant, allowing for easy commuting and travel along the beautiful North Wales coastline.
The main shopping area is the Victorian resort of Llandudno which is dominated by the limestone headland of the Great Orme and the pier, which is always a hive of activity.
Access to Snowdonia and outlying districts is right on your doorstep. The mountains, of which there are views from Meddiant, constantly catch the eye - Snowdonia has dramatic ranges, some steep and rocky whilst others are more gentle. The coastline, just a short distance away is also quite varied with miles of open sandy beaches and dramatic cliffs which plunge into the sea.

PRESENT OWNERS THOUGHTS “We had been searching the Conwy Valley for quite a few years and when we found this property we knew this was exactly what we had been looking for. The location is absolutely incredible, it’s so peaceful and tranquil that once here – the hustle and bustle and demands of modern day life feel a million miles away.”
“We had originally intended to renovate the old farmhouse but as we began, it was clear that it would need complete restoration. We had excellent advice from our architects and builders and they guided us through the entire project. It was wonderful to have so much input into the way the house would grow and integrate with the new extended sections. We have been absolutely thrilled, even delighted with the results and we have maintained as much of the original farmhouse as possible. Some of the stone walls are 2½ or even 3 feet thick in parts, there are beams in the lounge and a huge fireplace with a large wood burning stove which we fuel with logs from our land. It’s one of my most favourite rooms in the house – it always feels cosy and welcoming and there is nothing I enjoy more than being in here on a winter’s evening with a roaring log fire, cosy and warm.”
“The new sections of the house complement the period feel of the farmhouse perfectly, and have a gently modern and contemporary feel,” continues Jo. “The kitchen and dining room lead into the glass room with its magnificent 180º views over fields, estuary, mountains and totally unspoilt countryside. This part of the house works so well for today’s lifestyle – a large open-plan space that is filled with light and just perfect when we entertain. Our friends just love coming to see us - they all love it here, there is such a gentle ambiance, it’s warm and welcoming and the surrounding countryside is so restorative.”
“With 12 acres of land at our disposal, we have been able to enjoy country pursuits and the outdoors, we have had bonfire parties and the children and their friends have camped on the land knowing that the house is close by. On one occasion that we had a barbecue party, we all ended up just sitting outside long after sunset – it was such a beautiful clear and starry night sky, no one wanted to go inside. We have had so many special moments like those, living here has been quite magical and very special indeed. I know we shall miss everything about this beautiful house, but I also know that the new owners will be every bit as happy and contented as we have been.”
