Letheringham Mill is set off a quiet country lane surrounded by stunning countryside of the Deben Valley, a designated special landscape area. The neighbouring villages of Easton and Charsfield provide local pubs and primary schools, whilst nearby Wickham Market has a good range of local shops arranged around a central square. The market towns of Woodbridge and Framlingham offer a much wider range of day to day shopping, commercial and recreational facilities. There are also some excellent schools in the area and a number of superb recreational establishments including golf at Cretingham, sailing on the east coast estuaries and there is also easy access to the A12 duel carriage way which links to the county town of Ipswich and beyond to Stansted Airport and London's M25 as well as Cambridge and the Midlands via the A14. Rail services run regularly to London's Liverpool Street Station from Wickham Market (Campsea Ash) via Ipswich.
Description
Letheringham Mill is Grade II Listed of Special Architectural and or Historical Interest. The house is believed to date back to the 18th Century with 19th Century additions. It faces south and enjoys views across its stunning formal gardens. Three principal rooms run along the front of the house with the kitchen and service rooms to the rear. The first floor has five bedrooms and two bathrooms. Beyond the house lies the mill, a classic example of a timber framed 18th century water mill on four floors with a gambrel roof. The mill race runs beneath and turns a massive mill wheel. There are some ancillary brick and pantiled buildings including a former tea room, garage, workshop and stores. Beyond the mill is a detached two bedroom self-contained annexe cottage which offers further flexibility and the potential for income producing lettings.

OUTSIDE
The gardens that surround the mill house are quite exquisite with established borders and a delightfully sheltered part walled sunken Victorian garden with a central lawn bordered by colourful well stocked beds. Steps lead up to a central croquet lawn, framed by established box and yew hedging, a rose pergola and a picturesque summerhouse which overlooks an impressive sundial. Beyond the more formal gardens are the moated garden which abuts the neighbouring property and runs down to the banks of the Deben and the mill race. There is a small jetty and to the north east is a productive orchard and kitchen garden, greenhouse and garden stores/sheds. A bridge leads over the mill pond with established willow trees and to a post and railed meadow with mature black poplar and ash trees. Ppaths lead down to a cricket bat willow wood and the stream garden with grass glades sheltered by mature willow trees. The grounds are a spectacular feature of Letheringham Mill and with the various different areas of garden create an outstanding property.
