Full description

Period passion. In the most breathtaking way, this house will enchant you with its rich history and embodiment of old meets new. The staggering 3157 sq ft of accommodation on offer takes in four floors of sumptuous character, intrigue and in places quirky/charming period design. I arrived and parked on the drive which I immediately noticed would take four cars in total and provides access to the now double garage (formally the stable house!). I then had two choices of which to approach the front door; from the path up through the front garden or direct from the drive. On entering the large hallway the uniqueness of this beautiful house immediately started to entice me, from experience most period hallways are normally small with the reception rooms utilising all the space....not here. The entrance floor provides the reception rooms in which to relax, entertain and dream the day away in front of roaring open fires. Exploring the upper floors via the character staircase reveals five bedrooms and two bath/shower rooms all with ingrained character. Back down and onto the lower ground floor, prepare to be amazed! The dining room with its direct access out onto the patio, log burning fire and off white colour scheme are set off nicely against the tumbled limestone flooring. Then onto the crescendo of the house which is the kitchen, a foodie s heaven. I can imagine cooking on the Aga, drinking that extra glass of red wine which should really have been for the sauce and working off the solid oak work surface. The feature which I have never seen before and am unlikely to see again, the dry well which is currently covered by a glass top but allows views deep down to the bottom. Simply amazing. Beyond this there is a cloak room and a larder. Externally the balustrade patio is over looked by the flint wall and surrounded by the border planting and lawn. Steps down take me to the rear access for the garage, which is also a work shop. Locally the occupier has access to both Carshalton Village with its pretty high street and restaurants and also Wallington high street with more shops and supermarkets and train links into London. The area is renowned for its quality schooling and some local schools are rated among the best performing schools in the country. My final thoughts on leaving are what an exceptional house, when can I view again and can I afford it?!

Vendor Interview
We had admired this house for years and discussed between ourselves that if it ever came up for sale and we were lucky enough to be in a position to try and buy it then that is what we would do. Steve explained. Seven years ago the property came on the market and we did not hesitate to act. The house dates from 1790 and is part of a small group of similar houses from the same period and in similar style. They are all Grade II Listed and are part of a Conservation Area. We have a good friendship network amongst all the people who live here. It is a close knit community and we regularly hold gatherings in our gardens in the summer. The houses are very distinctive with many fine period features including cornices and fireplaces, we even have a small fireplace in our family bathroom which I expect a servant would have kept going to keep the lady of the house warm many years ago. The period features are obvious from the street, adds Sue. With the pillars on either side of the driveway which leads up to the front door. There is parking here for five cars, so we have plenty of room when visitors come to stay. The house is spacious with bedrooms on two floors, we use one as a dressing room and one as a gym, and from the top floor we have views towards London. We have carried out many improvements since we have been here, with new hand built kitchen and dressers to match in the dining room, as well as new flooring, but all in keeping with the period of the property. One talking point among our friends is the well in the floor of the kitchen, which is covered in glass and a metal grill and we keep it lit to make most of the feature. Our favourite space is the drawing room with its arched windows and triple aspect, and it is here where we tend to entertain our friends. There are French doors which lead from the drawing room into the conservatory and out into the landscaped garden with steps up to a seated area where we can also enjoy the outdoor space with our friends in the warmer weather. Steve says, Beyond the house there are parks within five minutes in three different directions including the 140-acre Beddington Park. This has been a wonderful place to live and the house and area has certainly lived up to all our expectations. Steve and Sue
