Farm Buildings

Located within the centre of the farm is the Grainstore. It comprises a seven bay steel portal framed building under
a fibre cement roof with lean-to, open internally; with a further six bay lean-to open externally. The total floor area is
approximately 1272 m² (13,692 ft²).

There are two main vehicular accesses into the building via a pair of sliding doors in the gable end and the side, and a
pedestrian access to the side via the six bay lean-to. Within the main building, a section has been blocked off for use as
a workshop. There is a mess room with office above and a separate block within the building comprising two wc’s and a
kitchen area. In addition, an area has been blocked off within the Grainstore used for chemical storage, accessed externally.

Near to the Grainstore building is a further block building under a fibre cement roof, used for fuel storage.

The main building is connected to mains water and electricity.

Planning

Planning permission was granted in October 2006 for the change of use of the Grainstore to B1 (Business) and B8
(Storage) use under planning consent ref WP/2006/0479/F. The consent has since lapsed.

The Land

The Land comprises 85.89 acres of arable land, 14.01 acres of pasture, and 20.55 acres of woodland & ponds. The soil type is described as being of the Banbury Association, a well-drained brashy, fine and coarse loamy soil over ironstone, according to the Soil Survey of England and Wales.

The Land is well served off a farm track through the centre.
