The Barn is situated on the outskirts of the village and located in the corner of a pasture field overlooking farmland. Milton Abbot is a thriving village set to the North West of Tavistock, equi-distant between here and Launceston and approximately 7 miles distant. There is a popular Primary School with good facilities and the Village Hall holds numerous events. There is a Post office as well as village shop/butchers, and a bus service runs to both Tavistock and Launceston. To the west of the village is The Tamar River with much of the surrounding area being designated as An Area of Outstanding Natural Beauty. Tavistock is a thriving market town (voted best Market Town in 2003) situated on the edge of the Dartmoor National Park in West Devon. It has good shopping facilities and a full range of state schools plus several public schools, including preparatory schools and a senior college. Recreational facilities include golf courses, cricket, rugby, football and tennis clubs and all indoor sports. Scenic walks abound. Tavistock is approximately 15 miles from Plymouth where there is a cross Channel ferry service to Roscoff, Brittany, and a British Rail Inter City service to London, Bristol and the North. From Milton Abbot access to the A30 Dual Carriageway is some 8 miles distance to the north at Launceston. The Barn at Longbrook is a detached single storey former Agricultural Barn having Planning Consent for a change of use to provide two bedroom accommodation although subject to holiday use only. It is constructed of solid stone wall being open fronted on the north and south elevations with a pitched, boarded and slate covered roof. The external area of the barn is approximately 42 x 226 (13m x 7.2m). Set beneath the canopy of maple trees, the barn is positioned in the corner of the field surrounded by farmland having pleasing rural views. A parking area will have to be provided adjacent to the parish road with a footpath leading a short distance to the barn where a garden area can be created.

Planning Consent

Planning Consent was granted following an Appeal under Section 78 of the Town and Country Planning Act 1990.The development proposed is the change of use of an Agricultural Barn to Holiday Accommodation and associated access arrangements at Longbrook, Milton Abbot, Devon, PL19 0RP, Appeal Ref: APP/Q1153/A/07/2050020 dated 16th January 2008.

Associated Work

A new entrance will have to be formed against the parish road, where the present field gate is positioned on the north east corner of the field.

A 23ft (7.01m) strip of land will be sold with the barn along the east field hedge primarily for the ease of taking building materials to the barn during the renovation works. This has only to be used subsequently as a footpath. A one metre wide footpath will have to be created along the field side of the north field hedge towards the T junction with the Chillaton road. At this point a new gateway has to be formed in the existing Devon bank, walling formed to give secure space clear of Highway. Approximately midway between this T junction and the parking area a new lay-by will also have to be formed.

It will be the responsibility of the purchaser to erect suitable stockproof fences, probably with tanalised posts, sheep wire and two strands of barbed wire along the complete length of garden, footpath, lay-by and to the T junction with the Chillaton road.

The land to be purchased will be marked on site with posts.

The barn sits in the corner of a pasture field and additional land is available by separate negotiation.
