The Manor House is Listed Grade II and has a classic 18th century Georgian front with parts dating back to the 16th century and a later addition twelve years ago. The house has been owned by the current family since 1933 and is now into its fourth generation. The Manor House retains a great deal of character and architectural detail including fireplaces, bread oven, original twin coppers and pump, cornicing, joinery, flagstone floor, exposed timbers and brickwork, fine sweeping Georgian staircase and window shutters. The layout of the rooms provides great versatility. The Georgian cube has the most beautiful symmetrical front and the house has mellow brick and flint elevations with predominantly inset sash windows under a clay tiled roof. It is without question a very rare and special home that lies in the heart of an arable farming and equestrian village and yet it is so close to the city of Winchester and its many amenities.
The Studio, known as The Granary, is situated in a walled courtyard on the immediate northern side of the house. It has flint and brick elevations and a slate roof. It comprises small hall and bathroom, on the first floor a studio and kitchenette, vaulted ceiling with exposed timbers and brickwork. At the northern end is the old apple store, now used for garden machinery which could be incorporated within the studio.
Situation
The tiny hamlet of Chilcomb nestles in a bowl surrounded by chalk downs. It lies on the eastern outskirts of the cathedral city of Winchester and the western edge of the South Downs National Park. In the hamlet is the Church of St Andrew described as “a plain little country church of about 1130-40 standing on the side of the Down above the village” and from the hamlet there is excellent walking and riding on bridleways and footpaths in the national park. The city of Winchester has a first class shopping centre, restaurants, theatre, cinema and excellent state and private schools. The railway station provides a fast service to London Waterloo, Southampton, the Midlands and the north. The M3 and M27 provide fast road links and Southampton International Airport at Junction 5.
Outbuildings and Garaging
Within the courtyard by the granary is a brick and tile dog kennel, log store, boiler room, potting shed and two oil tanks.
Lying near the head of the drive is a range of brick and flint stables comprising two loose boxes, tack room and feed room, currently used as workshops and stores. Power and hot water is laid on. Attached to the stables is a double open fronted garage and further storage area. There is a separate detached timber garage with power and light, currently used as a gym and store.
The Gardens and Grounds
A pair of five bar gates and gravel driveway gives access to The Manor House. They bear off to the outbuildings and terminate in a wide carriage sweep around a central circular rose bed edged with lawn on the western side of the house. Along the frontage is a low flint wall surmounted by a mature holly hedge. There is also a fine Scots pine and yew. Three arched openings in a wonderful old tile capped brick wall open into the south facing formal walled garden. There are colourful herbaceous borders and roses, lawn, old apple trees, specimen trees and shrubs, a lean-to greenhouse and set in the wall is an original old privy.
To the north and east of the house are further lawns, mature trees and shrubs, former kitchen garden, mature apple and plum orchards and a paddock which has access from a separate drive as well as the garden. The gardens and grounds extend in all to about 3.6 acres.
