Following the path around to the other side of the grounds, adjoining the conservatory is a levelled area of lawn which is enclosed by the properties private woodland. THE BUILDING PLOTS

Outline planning consent was approved in January 2011 for the construction of two new dwellings within the grounds of Dorsmouth. Although the layout, scale and appearance of the new properties are matters reserved for future consideration, the indicative plans which accompanied the approved application show one new property situated in an elevated position to the north east of Dorsmouth, and the second at a lower elevation to the south west of Dorsmouth. The proposed new dwellings are shown on the indicative plans with footprints extending to c. 112sqm (1206sqft) and 137sqm(1475sqft) respectively. It is therefore the opinion of the Agents that large four or five bedroom properties would be suited to the spacious site.

PLYMPTON

Plympton is conveniently situated on the edge of the A38 Devon Expressway and lies within easy commuting distance of Plymouth City Centre. Plympton itself offers a variety of shops, banks, supermarket and a post office located in the Ridgeway shopping centre and St Stephens Place shopping area. It also has a local swimming pool, library, several good infant and primary schools, and two good secondary schools. A larger range of services and amenities are available at Plymouth (a distance of approximately 5 miles) which is the Regional Centre providing a major economic base for a large part of the South West.

PLANNING

Plymouth City Council granted outline planning consent on the 18th January 2011 under the application 10/01814/OUT for an “Outline application to develop parts of the garden by erection of two dwellings, with improvements to existing vehicular access and provision of new footpaths on both sides of Underwood Road”.

Interested parties should note that as part of the proposed development, the developer of the site will be required to make improvements and additions to Underwood Road to create new pedestrian footpaths. Please contact Fulfords Land and Planning Services on 01392 813300 for further information regarding this.

Copies of the planning consent, indicative plans and other documentation are available from Fulfords Land and Planning Services on request.
