Rialton Priory at Colan is what remains of a 15th Century Monastic Manor set in large established gardens with further land totalling approximately 1.49 acres.
Until fairly recently the Priory was under the ownership of the Duchy of Cornwall. Originally it was chosen as the country home of Prior Thomas Vivian of Bodmin (one the last Priors before The Dissolution). A building steeped in many hundreds of years of history its importance is underlined with a Grade II (starred) listing. Amongst the chief features today is a projecting battlemented tower which overlooks the pretty front courtyard garden and historic Holy Well.
The first floor of the tower forms the master bedroom and dressing room in what would have been the Prior's study. The initials TV (Thomas Vivian) along with the coat of Arms for Bodmin Priory in stained glass form part of the impressive mullioned windows in the tower and the initials are elsewhere carved into one of the original fireplaces.
The bedrooms and bathroom stand off an extremely spacious landing with barrelled ceiling and ornate carvings. Beautiful, carved solid oak doors allow access to each of the upstairs rooms. Whilst the master bedroom has an en-suite dressing room, bedroom 2 measures some 19ft 9ins x 14ft 9ins and includes 2 built in wardrobes with mirrored doors.
The ground floor features include a carved stone fireplace with wood burning stove. The living rooms feature huge exposed ceiling beams and a carved stone fireplace in the lounge which is home to a wood burning stove. The kitchen has been fitted with cream shaker style units below solid oak countertops and the room has an impressive Slate floor. An oil fired central heating system provides warmth in addition to the wood burner in the lounge and open fire in the dining room.
Immediately adjacent the main house stands the former coach house measuring approximately 24ft x 11ft, covered in Wisteria and Roses and currently used for storage. Any conversion would of course be subject to gaining planning and building regulation consent.
Rialton Priory is located just off the A3059 eastern approach to Newquay. A gravelled driveway sweeps through a gated and pillared entrance, along the side of the house and around to a wide car parking area. A vine clad archway provides access into the walled courtyard entrance and the arched main entrance door.
The gardens run alongside the house and into the valley in a southerly direction. A stream borders the grounds and there is an ornamental fish pond, large gravelled sitting areas and a large timber summerhouse. Opposite the main entrance there is a further area of land included in the sale. This has until recently been a productive kitchen garden.

The property forms part of a delightful rural valley on the outskirts of Newquay and is just over a mile from the town centre amenities.
