The Story
Chatting in the sunshine out in the garden at their beautiful thatched house, Peter and Lavinia Warr agree that 135 Buckingham Road is far more than home for them - it has also been their passion and their place of work.
The couple, bought the Grade II listed home more than 20 years ago now, and have lovingly renovated and converted it.
We found this property and have made it into somewhere we enjoy living as well as our clinic, explained Peter. We both work very long hours so the house is somewhere we can just relax and chill out.

Steeped in Character

When the couple bought the house, parts of which date back 400 years, it had a number of outbuildings and stables. Renovation work to convert those outbuildings into work spaces for the clinic took nearly three years.
Over the years they have also completely re-decorated the four-bedroom house, which is steeped in character. The oldest part of the house has a thatched roof and an extension added 200 years ago features a peg tile roof.
Inside, the house is swathed in original beaming and the walls also have a historical, original appeal.
As far as we know the house was originally a farmhouse and people from the village used to get their milk from here, said Peter. When we bought the property, it had been empty for a couple of years, so there was quite a bit of work to do.

Family Gatherings

Both the drawing room and dining room feature large inglenook fireplaces and have been decorated in a traditional style instantly transporting visitors back to bygone days. Nooks and crannies abound and the drawing room is a warm and snug place to relax.
I love being in here, he said. It is very cosy and because we spend most of our time working, it is where we like to spend time after work.
The dining room has an elegant feel to it and has been the setting for many happy, family gatherings. Because we have a larger home, the family do tend to come to us, particularly at Christmas time, said Peter. I think we have had more than 20 here for Christmas lunch.

Place to Unwind

The large farmhouse kitchen, with its electric and gas Aga, is also where Peter and Lavinia spend a lot of time, eating, chatting and entertaining.
Another feature of the house is its splendid bathrooms. The en-suite shower room to the master bedroom has been given a contemporary design, creating a spa-like atmosphere with its beautiful contrasting tiling and a walk-in shower, which also doubles as a steam room.
It is the perfect place to unwind and steam away the stresses and strains of the day, he said.

Careful Decoration

The main family bathroom has a completely different look and has been decorated in a Victorian style featuring a roll top bath and Victorian hand basis. This room also features beams and a leaning wall which adds to its charm and character.
We installed the new bathrooms and in decorating generally have kept to a traditional style in-keeping with the age of the property, said Peter. We have kept the walls mostly magnolia or white to enhance all the woodwork and beams found in the house.

A Sun-Trap

At the back of the property there is a long garden which has mostly been laid to lawn with some flowers and shrubs.
It's a real sun trap out there and it is where we like to have barbecues in the summer, he said. We have had some good parties over the years including my 60th birthday party.
He went on: We have loved living here it has been the perfect place for us and our business, which offers a range of complementary health therapies as well as Chinese martial arts. But both of us work long hours and, while we are not ready to retire yet, we feel it is now time to move on to a smaller place.

A Little Oasis

Peter and Lavinia established the Morningside Health Clinic in 1990 and they now have 10 complementary health practitioners working alongside them and between 8,000 and 10,000 patients registered. The clinic is known in the area as Bletchley's own little oasis, said Peter.
The couple set up the clinic to offer traditional Chinese medicine and the specialised exercises of Taijiquan and Qigong.
Peter teaches a range of martial arts, while Lavinia is in charge of the day to day running of the centre.
Other therapies available include acupuncture, chiropody, reflexology, holistic massage and cranial sacral therapy.
The couple utilised the outbuildings and stables for business purposes and now the centre's facilities include three treatment rooms, an office and waiting room, a training room and exercise hall.

Something of an Enigma

During World War II the famous codebreakers were based at Bletchley Park, in nearby Bletchley, which was known as Station X.
They decrypted and interpreted messages from a large number of Axis code and cipher systems including the famous German Enigma machine.

Setting the Scene
The current owners make the most of their long garden as often as they can.
A large courtyard at the back currently provides parking for the clinic's customers but could be used by new owners as an additional sitting out area.
Just at the entrance to the clinic is an ornamental Ying and Yang garden. The back garden adjoins school playing fields, providing open views.
Although, we have neighbours both sides here it is very, very private, said Peter.


Within Easy Reach
Bletchley is a small market town with an interesting history as Bletchley Park is where Winston Churchill's men of war broke the German code.
The house is about a five minute car ride from the town's centre and there are also two public houses nearby, The Three Trees and The Old Swan, both of which are known for their food.
From the town, it is just 10 minutes to the centre of Milton Keynes, with its shopping centre and major facilities.
The mainline railway station is the same distance, connecting to both Birmingham and London, and it is easy to reach the M1, which means there are good road links.

Buckingham Road is located off Standing Way. At the end of the road before continuing towards Buckingham take the left turn signposted West Bletchley on to Buckingham Road. Follow the road for about a mile and the property will be on your right hand side before a set of double roundabouts.
