The Local Planning Authority has granted planning permission for the development of 14 residential dwellings on the site which includes the demolition of the existing buildings on the site.

The planning permission is subject to a section 106 agreement providing an obligation to make a contribution of £7000 to provide a play area in lieu of open space within the development.

A copy of the planning permission and other associated documents can be viewed on the Durham County Council website (Ref: PL/5/2009/0130) or are available for inspection at the George F White Wolsingham office. Copies are also available on the Property Information Pack CD.

Alternative Re-Development
The Vendor has discussed alternative proposals for re-development of the site with the Local Planning Authority. This included the possibility of retaining 1 and 2 Dairy Houses and applying for planning consent for 3 to 4 detached dwellings on the remainder of the site estimated at 0.19Ha (0.45Ac) leaving an access road to the rear of Dairy Houses and each new dwelling having road frontage and gardens to the front and rear. Although no formal representations or applications have been submitted, there have been indications from the Local Planning Authority that they would not be adverse to such an application for re-development.

If any prospective purchaser wishes to make more formal representations to the Local Planning Authority for alternative re-development, the Vendor would consider agreeing a sale conditional on the purchaser obtaining planning permission for an alternative development to the planning consent already granted. Any sale agreed which is conditional on planning consent being granted would require a non returnable deposit to be paid to the Vendor in the sum of 10% of the agreed sale price. In addition the purchaser would also be responsible for any costs of the Vendor in the event that planning consent for an alternative development is not granted and/or the purchaser does not complete on a purchase. The vendor would consider retention of 1 and 2 Dairy Houses with an access road to the rear in the event that the purchaser wishes to pursue this route.
