Sandbanks, BH13
Full description:
Sandbanks is so popular it has been lauded as having the fourth highest property values in the world. Its award winning beaches are some of the finest in the country. Summertime offers everything a foreign destination has on your own doorstep. Cafe Shore, Harbour Heights and Sands Brassiere are local eateries offering the highest quality of dining. The quality of life is unrivalled throughout the country. Watersports are abundant here with the harbour offering one of the best locations to learn kite and wind surfing whilst the open sea gives more freedom to boat and yacht owners who wish to spend their weekends in peace and solitude.
The property is one of just three beach houses which we believe were originally built and developed in the 1960s / 1970s and being an end of terrace it benefits from additional space inside and out. The interior condition requires complete modernisation and is perhaps best described as shabby chic. However, in our opinion the exterior design has stood the test of time and still looks relatively up to date. The internal space planning works remarkably well and the number of bath/shower rooms is easily up to modern standards. There is a wealth of terracing and balcony space with weathered timber decking accessed from the ground floor, the upper ground floor and the principal bedrooms. An open tread staircase connects all floors and floor coverings include carpets, parquet flooring and mahogany wood strip flooring, which we think match the character of the property very well.
The house is accessed via an entrance lobby on the ground floor with doors leading to the split level rear terrace, a cloaks cupboard, combined WC and shower room, spare room with door opening onto the terrace, not to mention the integral double garage. The upper ground floor is on a split level with the kitchen and dining areas on the harbour side and the living area on the other with a view of the beach which can only be described as breath-taking. Both areas boast unusually generous balcony space, which combined with the spectacular views really add to the feeling of bringing the outside in. The principal bedrooms can be found on the first floor and the master faces the harbour and benefits from a balcony and en suite. The panoramic view of Poole Harbour encompasses Brownsea Island on one side as well as the working port on the other. Throughout the year kite boarders and windsurfers make a magnificent spectacle as they weave across the shallow waters of the second largest natural harbour in the world. At dusk magnificent orange sunsets can often be viewed and it is at this time of day when all manner of wading birds and waterfowl inhabit the shoreline. In the distance the Purbeck Hills are clearly visible, forming part of the Jurassic Coast with its breath-taking scenery and spectacular coastal walks.
However, beach lovers may prefer to wake up to the sound of waves breaking on the shoreline in bedroom two and this stretch of beach is potentially one of the most picturesque available anywhere in the UK. In the summer months one could take a morning stroll along the famous Blue Flag beaches down to one of the nearby cafes or eateries. The British beach Polo Championships are starting to become a regular fixture on the social calendar these days and they may make a relaxing diversion from the water sports and beach pursuits which will no doubt appeal to potential purchasers of this unique waterside home.
Bedrooms three and four are located on the harbour side of the top floor and share a bathroom and no doubt these will be frequently used when friends and relatives come to visit. On the subject of visitors, this property offers unusually generous parking via an integral garage for two sizeable cars and courtyard parking for a further two, possibly three cars depending upon size.
This is an extremely rare opportunity as the majority of property on this part of Sandbanks tends to be leasehold flats and early viewing is strongly advised.
