Situation
Monaltrie Lodge is situated within the well known Deeside village of Ballater and close to the River Dee, and lies within the Cairngorms National Park. The River Dee rises in the Cairngorm Mountains and runs east along "Royal Deeside" to Braemar, Crathie and Ballater and then past Aboyne and Banchory to its mouth at Aberdeen.
"Royal Deeside" is one of the most scenic and renowned parts of Scotland, with heather clad hills creating an impressive backdrop to the river and its surrounding communities. It is well known for its range of outdoor activities. Salmon fishing can be taken on the Dee. Trout fishing is available on nearby lochs and high and low ground shooting can be taken on local estates. In addition to mountaineering and hillwalking in the area there is ski-ing at Glenshee and the Lecht. There are golf courses at Ballater, Braemar and Aboyne.
Primary schooling and a wide range of local shops, many by Royal Appointment, bank and hotels are found in Ballater, along with the Hilton Craigendarroch sports and leisure club. Secondary schooling is found in Aboyne.
Ballater is situated on the A93, which runs north from Perth passing through Glenshee and then follows the River Dee to Aberdeen. It is perhaps one of the loveliest routes in Scotland. Aberdeen and Perth provide train services to the south. Sleeper services are available from Aberdeen and the airport has a range of domestic and European flights.
Description
Monaltrie Lodge is a Victorian house, with later additions. It was originally built as the lodge house for Monaltrie House. It is an attractive granite built house, with a slate roof. It was acquired by the sellers in 1985. They then used the property as a guest house, for which it is well suited given its location and layout although it has latterly been used as a family home. Bramble Cottage, which is attached to the rear and is being retained by the sellers, was added in the 1990s and at this stage the kitchen was demolished and rebuilt and further bedrooms added above. The extension is clad in stone block work, with a crushed granite finish. All the bedrooms now have en suite facilities. With two upstairs landings the house worked very well as a guest house. Monaltrie Lodge benefits from well proportioned and spacious rooms, and retains much of its original character and features. It is within easy walking distance of the centre of the village, and also close to the river. The conservatory was added some 10 years ago.
Stone gate piers with wrought iron gates open onto a gravelled parking and turning area adjacent to the front door.

Directions
From Aberdeen take the A93 along Deeside to Ballater. On entering Ballater, and after passing the turning into Monaltrie Road, Monaltrie Lodge will be seen on the right hand side, before reaching the bridge
Alternatively from Perth take the A93 north through Glenshee to Braemar and continue along Deeside to Ballater. In Ballater turn left before the bridge. Monaltrie Lodge will be found on the left.
