Situation

Kiloran has a prime position within the Buchanan Castle Estate on the southern edge of the village of Drymen. At one time the seat of the Duke of Montrose, the estate now forms a small exclusive community.

Drymen is a hub of tourism with a selection of local shops and village pubs and a hotel with spa facilities. Description

Kiloran is a fine contemporary country house which was designed by renowned architects the Hay Lough Davis Partnership, and was completed in 2009. It has been cleverly designed to take full advantage of its elevated position and magnificent open views over the River Endrick. It comprises 7000 sqft and is finished to a remarkable specification with materials sourced from around the world. Built with a timber frame under a slate roof, it is very well insulated and has double glazed Velfac windows which are imported from Scandanavia. They have hard wearing aluminium frames on the outside whilst inside the frames are wooden. A German Bosch gas boiler serves the under floor heating on the ground floor and the radiators on the first floor, whilst solar panels top up the hot water supply. The house has a sophisticated fire alarm system, a security system with a number of cameras and electrically operated gates and garage doors.


Accommodation

Kiloran has a covered loggia with double doors which lead to the main reception hallway. The reception hallway has double ceiling height, highly polished ceramic tiled floor. It is over 80ft in length and a wonderful space for receiving and entertaining guests. Off the reception hallway are the kitchen, dining room, drawing room, snug, plant room, bathroom, study and sitting room.

The drawing room is of particular note. It stretches some 45ft at its widest point, has two sets of French doors leading onto hardwood terraces and has a contemporary gas flame effect fire. The dining room is most formal with double doors from the reception hallway, drawing room and kitchen. The sitting room has triple aspects and the study has an oak floor.

Accessed from the snug are two bedroom suites. Both have fitted wardrobes and beautifully finished en suite shower rooms by Porcelanosa. The family bathroom has a Loufen bath, vanity basin unit, wc and shower. It is fully tiled.

The kitchen is contemporary in its design with high gloss black units and sparkly reconstructed stone worktops. The central island has a five burner gas hob with a ceiling mounted extractor hood by Bosch. Other integrated appliances include a coffee machine, fan assisted oven, conventional oven, steaming oven and warming drawer, all by Bosch, and a Whirlpool wine cooler.

Off the kitchen is a lobby with back door, gardener's wc and well fitted utility room with units at wall mounted and counter levels.

The staircase to the first floor level is magnificent, with an oak handrail and chrome uprights. It creates a minstrels' gallery over the reception hallway.

The master suite offers a bedroom of palatial proportion, a large en suite bathroom and two well fitted dressing rooms. The bedroom has a substantial balcony with wonderful views over the Endrick Valley and River Endrick. The en suite bathroom is most indulgent, with an elevated Loufen bath, vanity basin unit and large shower compartment.

There is a further guest bedroom with triple aspects and an en suite shower room which is fully tiled.

Kiloran has a detached garage block which is built under a slate roof on 1½ storeys. On the ground floor is a four car garage with electric doors and on the first floor there is a gymnasium.

The grounds of Kiloran extend to about 1.8 acres. Electrically operated gates lead to a substantial driveway with parking space for a number of cars; it is finished in textured granite paving sets bordered by natural granite paviors.

The wooded gardens are principally on the east side of the house, with extensive lawns studded with some magnificent specimen mature trees providing privacy and protection. Also on the east side of the house are two hardwood terraces. To the north side are some remarkable rhododendrons which provide spectacular colour in season.



Directions

From Glasgow take the A809 Stockiemuir Road towards Drymen. After passing through the village of Croftamie pass over the Endrick Bridge and turn left through the stone gates into the Buchanan Castle Estate. Proceed up the tree lined drive and fork right towards the Castle. Kiloran is the second house on the left hand side.
