Full description

Set on a sought-after tree lined road overlooking Roath Park, this beautiful Victorian red brick semi detached residence offers superb space within walking distance of the shops and cafes at Wellfield Road. The property is in the catchment area for renowned schools and boasts many Victorian style character features including its impressive double bay fronted façade. Internally the living space is beautifully proportioned over three floors and includes four large reception rooms, seven bedrooms and a separate study, a dressing room and en-suite, two bathrooms and a stunning kitchen/diner with a full height glazed gable wall overlooking the rear garden.

Light pours in through the window of the Ty Draw Road house, highlighting all its exquisite features and bringing a welcoming glow to the period home.
It has been five years now since Lisa Darch and Jon Curley first stepped into the handsome property that would once have been home to a captain of the high seas.
My husband and I had been walking our dogs opposite and decided we wanted to live near the park, Lisa explained. Ty Draw is such a fantastic road. The houses on it are just so beautiful and they have amazing views of the park.
We stepped into the garden entrance and loved it immediately. I knew this was where I wanted to live.
We then went inside the house and were drawn to all the space it offered, as well as the period features; the mouldings on the ceilings and the fireplaces.
We made an offer the next day and had moved in within four weeks.

Lisa readily admits she fell in love with the grace and sophistication of the nine-bedroom house, as well as its inviting ambience.
It just has a really beautiful flow it, as well as nice-sized, square rooms. The stairs and the hallway are elegant too, she said.
I love the fact that it has the balconies, where you can sit and look out over towards the trees and the park. You can just relax there and take it all in.

The kitchen has been remodelled by the couple and with high gloss units and black granite work surfaces has a bright, modern feel that offers contrast to the rest of the property. It leads through into a large orangery, with double doors on to the garden.
This part of the house - in fact the whole house - is great for entertaining, she said. We moved in on the Friday and by the Sunday we were welcoming 45 people in for a barbecue! The person who lived here before us had a full jazz band out in the garden for one party he threw!

At the very top of the house is a relaxation room where Lisa loves to spend time in the afternoon.
There is a white carpet in here and the sun just pours in. In the summer, I open up the doors on to the balcony. In the winter, I take my little girl up there and we can play together in the warmth.
The master bedroom also enjoys fabulous views. Here Lisa and Jon often find themselves standing at the window for stretches of time, absorbing the changing scenes out in the park.
I love watching families playing out there. It is a great community, she said.

The garden has a minimalist style and offers lawn to play out on and sun-soaked terraces for al fresco dining.
It is very peaceful out here, she said. This is a lovely location and I will miss that sense of relaxation. From here you have access to great shops and boutiques but you can walk also through all the parks for hours.
And she added: This house also has a wonderful sense of grandeur and yet is so comfortable as well.

Entered via an attractive part etched glass door with coloured lights, the central reception hall is full of character, from the original style oak staircase with ornate newel post, timber floor with deep skirting, and high ceiling with striking coving. As with many of the rooms throughout the house, the character of the hall is complemented by a touch of the contemporary in the form of an integrated music system. Stripped timber doors with architrave lead to three reception rooms, the family kitchen/diner, a utility room and a large cloakroom/WC which is fitted with a period basin and WC with a high level cistern, along with an airing cupboard which houses a recently fitted central heating boiler. The drawing room has a grand ambience and is light and bright thanks to its large bay window with original wood panelling, overlooking the park. The room is adorned with numerous features including a marble feature fireplace inset with a cast iron grate and gas fire, a high ceiling with ornate coving, rose and mouldings, and a picture rail with frieze above.

Moving on, the sitting room is another sumptuous room boasting similar features, including another bay window with wood panelling and park views, a high ceiling with eye-catching mouldings, as well as two contemporary styled radiators. The family room has been extended from its original size and is now a very generously proportioned room, featuring a fireplace with timber surround and cast iron fire with tiles, windows to either side of the chimney breast, and doors which open onto the rear garden. The open-plan kitchen/diner is perfect for entertaining friends or simply enjoying meals with the family. An attractive stone tiled floor flows through to the dining area which has a conservatory style vaulted ceiling and a stunning glazed gable wall with doors leading to the garden allowing a fantastic amount of light into this area.

The contemporary kitchen is fitted with white gloss cabinets and black granite work surfaces which are also found on the large central island. There is space for a wine cooler and an American style fridge/freezer, while a seven ring 'Stoves' range with extractor hood over are available by separate negotiation. Finally, the kitchen is served by a utility room which is well proportioned and is fitted with an integral fridge/freezer, washing machine and dryer, and boasts similar floor and wall cabinets as the kitchen.

Proceeding up the impressive staircase onto the split level first floor landing, you cannot fail to be impressed by its size and character. A set of double doors allow lots of light to enter into this space and also lead onto one of two balconies that overlook the park. There are four double bedrooms located on the first floor with both the master and guest bedrooms benefiting from large bay windows that overlook parkland. The master has access to a dressing room with 'his and hers' double wardrobes and a large en-suite comprising a corner shower with rain head shower over, a wash hand basin set onto a vanity unit, a WC and an attractive stone tiled floor. The whole of the master suite has access to the integrated music system.

The third and fourth bedrooms are also beautifully proportioned with views onto the rear garden, with one benefitting from under floor heating. Finally on this floor is the family bathroom which has marble tiling with under floor heating, a free standing clawed foot bath, walk-in double width shower and 'his and hers' circular sinks set into a marble top.

The second floor could be utilised as a self contained area or granny annexe depending on your requirements, as there is both a family bathroom located on this floor, as well as space for a kitchen. At present it is used as part of the family home, and consists of three further double bedrooms all with their own character, a single bedroom or study, a family bathroom with three piece suite, and a vast reception room. The reception room is surprisingly light thanks to the roof light and double doors that lead onto a second balcony which overlooks the park.

The property is accessed via an attractive red brick dwarf wall topped with wrought iron railings, while a wrought iron gate leads to a two tired garden that is laid to lawn with a set of central steps ascending to the covered front entrance. The rear garden has been attractively landscaped and is child friendly thanks to its walled boundaries on all sides. The garden incorporates a large paved terrace which is accessed from the dining area and family room, adjacent to which is an expanse of lawn with well stocked shrub borders. To the rear of the garden is another seating area, off which there is a door which provides pedestrian access to the detached garage, which itself can be accessed from the rear lane via a remote controlled electric roller shutter door.
