Full description

Laich Cottage lies within the picturesque area of Appin, a community which combines the appeal of a traditional village with good facilities, all of which are within easy distance of the property.

Appin, an area rather than a village, is steeped in history and was the setting for part of the book ‘Kidnapped’ by Robert Louis Stevenson. The area is rich in agriculture and there are many farms dotted around. The unforgettable Castle Stalker dominates the coastline, and there is a recently-opened café and viewpoint from which to admire it.

Appin also has a village shop, busy Post Office, GP Surgery, garage and church, as well as the renowned Airds Hotel and the popular Pier House restaurant.

The primary school is highly regarded, while secondary pupils travel to Oban High School on a free bus service.

Oban is situated approximately 17 miles to the south, where there are a wide range of shopping and leisure facilities. Oban is also a centre for various businesses and professional offices, as well as having a number of primary schools, a high school, a medical centre, a modern hospital and churches of various denominations.

Oban, known as the “Gateway to the Isles” is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides.

Travelling from Oban, take the A85 signposted to Crianlarich. On reaching the village of Connel, take right onto the Connel Bridge and follow the main road, the A828, directly until reaching Appin. The journey will take approximately half an hour. Once reaching Appin, carry on the main road past the 40mph signs and Laich Cottage is on the right hand side attached to Rose Cottage.

Laich Cottage is a semi-detached stone built dwelling house under a slate roof. Occupying a pleasant position, the property enjoys good views to the front towards the countryside opposite and has views of the loch from the upstairs bedrooms. Due to its size and location Laich Cottage would be ideally suited for a single person, couple, family or even as a holiday home or let. The property has been recently redecorated and has new floor coverings throughout and new double glazing panes in the bedrooms and bathroom.

The lounge has an attractive stone feature wall with a wood burning stove set on a slate hearth, exposed ceiling beams gives the cottage a traditional feel. There is ample space for a dining table. A wooden open tread staircase leads to the upper floor.

The kitchen is a light airy room with two windows to the front. It has a range of pine floor and wall units and marble effect roll top worksurfaces. There is an automatic washing machine and cooker and space for a fridge freezer. A door to the side leads to the patio.

The downstairs bathroom has been newly fitted and benefits from extensive tiling, a stylish three piece suite, a double shower and under floor heating.

Upstairs, there are two good sized bedrooms with large Velux windows offering water views. Decorated in neutral colours, with wood panelled painted coombed ceilings and fitted carpets. Bedroom 1 has a large en-suite with shower over the bath.

Externally, the property enjoys lovely rural views to the front. It also benefits from a small enclosed private patio garden to the side with block paving and raised flower beds, whilst to the front there is a graveled area for parking.
