Nestled under the Pentland Hills, Pennyfield is situated on the outskirts of Penicuik in a sublimely peaceful setting that belies its convenience for access into Edinburgh or onto the main Scottish trunk roads. The area surrounding Pennyfield is predominantly rural, with grazing land bordering much of the garden. The Pentland Hills rise up to the north providing both a lovely backdrop and an extensive network of walks, bicycle routes, golf courses and even skiing at Hillend. There are a number of small local shops and larger supermarkets in Penicuik within easy driving distance. The centre of Edinburgh is less than 10 miles away, making the main financial district and the city's independent schools such as George Watson's and Merchiston Castle School easily commutable.
Pennyfield, near Milton Bridge, is situated on the western outskirts of Penicuik. Its peaceful, semi-rural setting, nestled under the Pentland Hills, belies its convenience for access into Edinburgh or via the City Bypass onto the main Scottish trunk roads.
Pennyfield incorporates a 17th century coach house, originally built to serve nearby Belwood House. The property was substantially extended in the 1970s and today provides over 5,000 square feet of accommodation. A recent addition is a wonderful swimming pool complex; the 7 metre pool has a self swimmer current mechanism.
The accommodation is principally on one floor. Large windows on all sides give a real sense of continuity between house and garden. This is immediately apparent on entering the hall, where glass doors open to an enclosed courtyard directly opposite the front door. With a stunning full height window facing west, the split level dining and drawing room has wonderful views and an open log fire with stone chimney in the centre of the room, creating a division between the seating and dining areas. From the latter, double doors open to a west facing conservatory. The large, well designed kitchen has ample room for informal dining. Beyond the kitchen a rear hall leads to a decked terrace, which can also be accessed from the dining area. Off this rear hall are the utility rooms and the former garage, transformed into a large double bedroom with adjacent shower room. The master bedroom has an en suite bathroom and French doors to the garden. There are three more double bedrooms on the ground floor, one of which has a connecting dressing room, and a first floor bedroom with en suite shower room.
Pennyfield's garden is a beautifully landscaped area of almost two acres. It boasts a diversity of trees including mature Scots Pine trees that provide shade and shelter at the north end, and a small burn runs along the boundary with the neighbouring fields. A large tarmac driveway has electrically operated gates from the shared private access lane. There is a double garage and two stores.
Pennyfield's charm lies partly in the way the coach house has been added on to - the old and new parts blend well together - and partly in its peaceful setting. It's hard to believe it's less than 10 miles from the city.
Take the A702 south from Edinburgh towards Biggar. Drive through Easter Howgate and past the Flotterstone Inn, turning first left, signposted to Mauricewood and Glencorse. Take the first left onto Belwood Road and after about quarter of a mile turn left again onto a private road. Pennyfield is the second house on the left.
